Water Heater Installation in Dalrock

Does water heater installation in Dalrock depend on which end of the road you live on? It depends on the year the house was built, and Dalrock Road's listings run from 1946 to 2004. Here is how age changes the job.

Short answer

Water heater installation in Dalrock covers a long road with a wide spread of house ages: listing records show a 1946 home, a 1983 home in Dalrock Estates and a 2004 home, all on or near Dalrock Road. That is up to 80 years of difference, so we read the label and the connections before quoting. Estimated $1,400 to $3,800, with older houses toward the top.

01A road, not a subdivision

Dalrock Is Mostly a Road, and the Houses Along It Don't Match

Most of Rowlett's neighborhoods are subdivisions built in a few years by one builder. Dalrock is different: it is named for Dalrock Road, which runs from the Interstate 30 area at Sapphire Bay north through the lake side of the city, and the houses along it were built at very different times. The listings we found show a home built in 1946, one in Dalrock Estates built in 1983, and one on Dalrock Road built in 2004. A former school building at 7501 Dalrock Road dates from 1991.

That spread is the whole story for a water heater. A house from 1946 and a house from 2004 have little in common behind the wall, and a plumber who prices both from the street name would be guessing.

Reading Heaters by House Age

The U.S. Department of Energy gives a storage tank 10 to 15 years. Dividing a house's age by that range gives a rough count of the heaters it has been through, which is our arithmetic and not a measurement. A 1983 house has seen between 2.9 and 4.3 heaters, so it is probably on its third or fourth. A 2004 house, at 22 years, is on its second, perhaps its third. A 1946 house has had so many that the original is a historical question; what counts is how the current one was fitted.

In older houses the part of the job that varies most isn't the tank. It is the shut-off valve, the connectors, the vent and the gas line, which may have been altered piece by piece over the years. We look at those before the quote, because a corroded shut-off found on install day costs more than one found at the fit check. A tank with code updates or attic access is estimated at $2,200 to $3,800, and a like-for-like swap at $1,400 to $2,900.

03What to check

Five Things to Check on an Older Dalrock House

If your house is from the 1980s or earlier, these are the points we look at, and you can check some yourself:

  • Shut-off valve. Does the cold-water valve above the heater turn, or has it seized? A valve that hasn't moved in years often leaks when forced.
  • Connectors. Flexible connectors and old rigid fittings are replaced on a swap, not reused.
  • Vent. On a gas tank, the flue should rise steadily with tight joints and clearance to anything that burns.
  • Relief pipe. The discharge line should run down to a safe spot, not stop short or be capped.
  • Location. An old attic heater with no pan is the biggest risk. The attic page explains the pan and drain line.

None of these needs a tool to look at, and each is a named line on the quote if it needs work.

04A bit of local history

When Dalrock Road Was Where the Train Riders Parked

Before the DART Blue Line reached Rowlett, commuters parked at a lot at Christian City Church, at Lakeview Parkway and Dalrock Road, about 3.5 miles east of where the rail station is now. DART paid the church $10,000 a year for weekday use. The Downtown Rowlett station opened for rail on December 3, 2012, with 750 parking spaces, and the station replaced the Dalrock Road lot as Rowlett's rail stop.

The detail is useful context for a heater job because it shows how Dalrock Road sits relative to downtown: it is a lake-side road a few miles east of Main Street. Our shop at 5311 Boyd Boulevard is 3.8 miles from Dalrock in a straight line.

05Gas and power

Fuel Choices Along a Road of Mixed Ages

Atmos Energy delivers gas in Rowlett, and Oncor delivers electricity, so most Dalrock houses can run either. An older house often has gas to the heater, and the EIA's 2020 survey puts gas at about 48% of U.S. homes' main water heating fuel against 46% for electricity. In a 2004 house the gas line may be generous enough for a tankless unit, which the DOE puts at 24% to 34% more efficient for a home using 41 gallons a day or less. In a 1946 or 1983 house the line is more likely to need work first. The tankless page has the arithmetic.

06Water

Old Pipes and Moderately Hard Water

Rowlett's water is moderately hard according to the North Texas Municipal Water District, with sampled hardness of 122 to 160 mg/L in 2022 and 2023, which is 7.1 to 9.3 grains per gallon. In an older house the scale that settles in a tank is joined by whatever the pipes shed over the decades, so a tank that has never been flushed often comes out with a thick layer. If the tank is young, a yearly flush is the habit to start. The flushing guide has the steps.

08Weather

Garages, Lake Air and the Freeze Days

DFW Airport averages 29.2 days a year at or below 32 degrees and 20.2 at or above 100. A garage heater on an outside wall in a lake-side house feels both. In February 2021 the Texas health department counted 246 deaths from Winter Storm Uri, 22 in Dallas County, and an older house with an old shut-off valve is the one that is hard to close when a pipe bursts. Knowing where the main shut-off is, and that it turns, is worth five minutes.

09The job

What the Swap Involves and What It Costs

A like-for-like swap takes 3 to 5 hours, an attic job or relocation most of a day. The quote is written before the old heater is touched and lists the unit, labor, code items, any permit and the haul-away. Texas requires work for customers to be by a plumber licensed through the State Board of Plumbing Examiners, and Texas cities set their own permit rules, so we confirm Rowlett's for each job.

How much does water heater installation cost in Dalrock?

A like-for-like tank is estimated at $1,400 to $2,900, and a tank with code updates or attic access at $2,200 to $3,800. Older houses often sit toward the top because of the connections and venting.

What is Dalrock in Rowlett?

Mainly Dalrock Road, which runs from the Interstate 30 area north along the lake side of the city, with houses of many ages, plus the Dalrock Estates subdivision.

How old are the houses in Dalrock?

They vary. Listings show a 1946 house, a 1983 house in Dalrock Estates and a 2004 house, which is up to 80 years apart.

How many water heaters has a 1983 Dalrock house had?

Dividing 43 years by the DOE's 10 to 15 year tank life gives about 2.9 to 4.3, so probably its third or fourth.

What school district is Dalrock Estates in?

Garland ISD, according to a listing for a Kensington Drive home. Zoning for a specific address is confirmed with the district.

What should I check on an older house's heater?

The shut-off valve, the connectors, the gas vent, the relief pipe and the location. An attic heater with no pan is the biggest risk.

Is Church in the City on Dalrock Road?

Yes, at 6005 Dalrock Road according to directory listings and map data.

What did DART use at Dalrock Road before the rail station?

A park-and-ride at Christian City Church at Lakeview Parkway and Dalrock Road, about 3.5 miles east of the current station. DART paid $10,000 a year for weekday use.

Should an older Dalrock house go tankless?

Possibly. The DOE puts the saving at 24% to 34% for homes using 41 gallons a day or less, but an older gas line often needs upsizing, so the job is estimated at $3,800 to $7,500.

What does hard water do to a heater in Dalrock?

Rowlett's water measured 122 to 160 mg/L total hardness in sampled months of 2022 and 2023, about 7.1 to 9.3 grains per gallon, so scale builds in a tank and a yearly flush matters.

How far is your shop from Dalrock?

About 3.8 miles in a straight line from 5311 Boyd Boulevard. Driving is a little longer.

Do you need a permit to replace a heater in Dalrock?

Texas cities set their own permit rules, so we confirm what Rowlett requires and handle it. Any permit is its own line on the quote.
