Tankless Water Heater Installation
Wall-hung units sized by flow rate, with the gas line and vent worked out up front.
Water heater installation near Waterview Golf Club covers the north Rowlett houses around a public 18-hole, par 72 course that opened in 2000, the same years Waterview's first homes were built. A tank installed then has long passed the DOE's 10 to 15 years. Our shop is 4.0 miles from the clubhouse area. Estimated $1,400 to $3,800.
Waterview Golf Club is a public 18-hole course in Rowlett, and sources agree on the main facts: it opened in 2000 and plays to par 72. The longest tees measure about 7,191 yards in most sources, and 7,087 in one. Dividing 7,191 by the 1,760 yards in a mile gives 4.09 miles from tee to green, end to end. The black tees carry a course rating of 74.5 and a slope of 133. One source says the course was laid out over flat pasture with about 15 acres of lakes.
On the designer the sources disagree. Two credit David Graham, one credits Gary Panks, and one lists four names. We name nobody. Several near-identical filler pages in the same search results gave a different par and architect, and we ignored them.

Waterview's homes were built in phases from about 2000 to 2005, so a house beside the course is about as old as the course. The U.S. Department of Energy gives a storage tank 10 to 15 years, so one house's heaters follow a pattern. This is an illustration of the arithmetic, not any particular house.
| Heater | Installed | Due for replacement |
|---|---|---|
| Original | 2000 | 2010 to 2015 |
| Second | 2010 to 2015 | 2020 to 2030 |
| Third (if the second failed early) | 2020 to 2025 | 2030 to 2040 |
In 2026 a house like this is probably on its second heater, and that heater is somewhere between 1 and 16 years old, so the label date, not the house's age, tells you where you stand. The label guide shows how to read it.
A replacement is the time to add what the original install may have lacked. Check for an expansion tank where a pressure-reducing valve or backflow device has closed the plumbing, a drain pan with its own drain line where a leak could reach a ceiling, a reachable drain valve for flushing, and a relief valve pipe that runs to a safe spot. A tank with code updates or attic access is estimated at $2,200 to $3,800, against $1,400 to $2,900 for a swap with nothing to add. The expansion tank page explains the arithmetic behind the first.

A golf club has a kitchen, a bar and locker rooms, and its hot water is a commercial system with commercial equipment. We install water heaters in homes, and we don't service clubs. If you live on the course, we're the people for your own heater.
The course's lakes are scenery and irrigation. What comes out of your tap is Rowlett's supply from the North Texas Municipal Water District, hard enough to leave scale: 183 mg/L in a January 2015 table, which is 10.7 grains per gallon. A heater beside the course has been working in that water since 2000, and the flushing guide explains how to clear what it leaves.
The course sits among Waterview, Rowlett Community Park and Liberty Grove, with Dalrock a little farther.

| Rowlett Community Park | 0.4 |
| Liberty Grove | 0.6 |
| Dalrock | 1.1 |

Replacing a heater from the early 2000s reopens the fuel question. A hybrid is estimated at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500, and the DOE says tankless saves 24% to 34% for homes using 41 gallons a day or less. Which suits a house depends on the gas line and the space, as the tankless page shows.
A swap takes 3 to 5 hours, quoted in writing first. We confirm Rowlett's permit rule for each address, and the work is done by a plumber licensed through the Texas State Board of Plumbing Examiners.

A tank water heater usually lasts 8 to 12 years in North Texas. See how moderately hard water and maintenance change that, and when to plan a swap.

Waterview's listings show phases built from about 2000 to 2005, so houses beside the course are about as old as the course.
Probably not. A tank lasts 10 to 15 years per the DOE, so a house from 2000 has likely had one or two replacements. Check the label.
A like-for-like tank is estimated at $1,400 to $2,900, and a tank with code updates or attic access at $2,200 to $3,800.
No. We install water heaters in homes. A club's kitchen, bar and locker rooms have commercial systems.
No. Rowlett's water comes from the North Texas Municipal Water District, which describes it as moderately hard because of minerals in Lavon Lake.
NTMWD's sampled treated water was 122 to 160 mg/L in 2022 and 2023, about 7.1 to 9.3 grains per gallon, and 183 mg/L (10.7 grains) in January 2015.

Texas cities set their own permit rules, so we confirm what Rowlett requires. Any permit is its own line on the quote.
