Short answer

Water heater installation in Downtown Rowlett covers the oldest part of a city that became a municipality in 1952 with 250 people and counted 62,535 in 2020. Houses near Main Street are generally older than the lake-side communities, so we look at the shut-off, connectors and vent before quoting. Our shop at 5311 Boyd Boulevard is 0.4 miles from Main Street.

01A short history in numbers

From 250 People to 62,535

Rowlett's first post office opened on April 5, 1880, under the name Morris, after its postmaster, and the town took the name Rowlett from the creek. The Dallas and Greenville Railway passed through in 1886. The town became a municipality in 1952 with a population of 250. Interstate 30 bypassed it in the 1960s, and then Lake Ray Hubbard, impounded in 1968 with its dam completed in 1969, changed everything: by 1973 the population was about 1,600, by 2000 it was 44,503, and the 2020 census counted 62,535.

Those numbers explain the housing. When a town grows from 250 to more than 62,000 people, almost all of it is built in a few decades, and the oldest streets are a small core. Downtown Rowlett is that core. Our shop sits on the edge of that core, 0.4 miles from Main Street.

02What 'older' means for a heater

Counting Heaters in a House That Predates the Lake

We have no verified year-built data for the streets around Main Street, and we won't guess at one. A simple illustration shows why age matters, though. A house built in 1960 is 66 years old in 2026. The U.S. Department of Energy gives a storage tank 10 to 15 years, so that house has been through between 4.4 and 6.6 heaters, and the current one was fitted by whoever did the last swap, to whatever the practice was then.

That is why the label date and the connections, not the neighborhood name, are what we price from. A tank with code updates or attic access is estimated at $2,200 to $3,800, and a like-for-like swap at $1,400 to $2,900. In an older house the difference is usually the connections and the vent.

03What we check first

Six Things We Look At Before Quoting an Older House

Whether the house is 30 years old or 70, the checks are the same, and they are cheaper to do at the fit check than on install day:

  • Shut-off valve. Does it turn without a fight?
  • Water connectors. Flexible connectors are replaced, not reused.
  • Gas line and shut-off. A sediment trap, a quarter-turn valve and a leak test.
  • Vent. A steady upward slope, tight joints and clearance to anything that burns.
  • Relief valve and pipe. Run down to a safe spot, not capped.
  • Location. An attic or upstairs heater with no pan is the biggest risk.

The attic page and the replacement page explain the code items, and the signs of failure guide lists what to look for first.

04The station

How the DART Station Changed Main Street

The Downtown Rowlett station at 5000 Martin Drive opened for rail on December 3, 2012, as the northern end of DART's Blue Line, after groundbreaking on March 25, 2011. It started life as a park-and-ride that opened on May 22, 2000, and has 750 parking spaces. DART reports 1,106 average weekday riders in fiscal year 2025, up 5%. The city has added wider sidewalks, lighting and landscaping along Main Street, according to DART's City Spotlight on Rowlett, and several apartment communities have opened near the station, among them the Village of Rowlett, which houses the public library on its ground floor.

For a heater job, the practical meaning is that Downtown Rowlett now mixes old houses with new multifamily buildings. Multifamily buildings often have shared or central water heating that we don't service. We install water heaters in individual homes, and the page for the station and the library give more of the surroundings.

05Water and scale

Old Pipes, Moderately Hard Water

Rowlett buys its water from the North Texas Municipal Water District, which describes it as moderately hard because of minerals in Lavon Lake. The district's tables show 183 mg/L total hardness in January 2015, which is 10.7 grains per gallon by its divide-by-17.12 rule, and 122 to 160 mg/L in sampled months of 2022 and 2023. In an older house, that scale is joined by whatever older pipes shed, so a tank that has never been flushed often has a thick layer. A gentle flush, a few gallons at a time, is the way to start. The flushing guide has the steps.

07Fuel

Gas or Electric in an Older House

Atmos Energy delivers gas in Rowlett and Oncor delivers electricity, so an older house can usually switch. The EIA's 2020 survey puts gas at about 48% of U.S. main water heating fuel and electricity at about 46%. A hybrid heat pump heater is estimated at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500, and in an older house the gas line and the space are the first questions. The tankless page shows the arithmetic.

08Weather

Freezes and the Shut-Off Valve

DFW Airport's normals count 29.2 days a year at or below 32 degrees. In February 2021 Texas counted 246 deaths from Winter Storm Uri, 22 of them in Dallas County, and burst pipes were part of the damage. In an older house the main shut-off is often stiff from years of not moving. Five minutes spent finding it and turning it a quarter-turn on a calm day is the best preparation for a bad one.

09Closest to us

The Shortest Run on Our List

Our shop is 0.4 miles from Main Street, 0.9 from the station and the library, and 1.6 from Rowlett High School, in straight lines. A like-for-like swap takes 3 to 5 hours and the quote comes in writing before the old heater is touched. Texas requires work for customers to be by a plumber licensed through the State Board of Plumbing Examiners, and Texas cities set their own permit rules, so we confirm what Rowlett requires.

How much does water heater installation cost in Downtown Rowlett?

A like-for-like tank is estimated at $1,400 to $2,900, and a tank with code updates or attic access at $2,200 to $3,800. Older houses usually need the code updates.

How old is Downtown Rowlett?

Rowlett's first post office opened in 1880 as Morris, the railway came through in 1886 and the town became a municipality in 1952 with 250 people.

How much has Rowlett grown?

From 250 people in 1952 to about 1,600 in 1973, 44,503 in 2000 and 62,535 in the 2020 census, so most of the housing is much newer than downtown.

When did the DART station open?

For rail on December 3, 2012, at 5000 Martin Drive, after a park-and-ride opened on May 22, 2000. It has 750 parking spaces.

How many heaters has a 1960 house been through?

Dividing 66 years by the DOE's 10 to 15 year tank life gives about 4.4 to 6.6. That is an illustration, not a count for any particular house.

What do you check on an older house's heater?

The shut-off valve, connectors, gas line and vent, relief pipe and location. An attic or upstairs heater with no pan is the biggest risk.

Do you service apartment buildings near the station?

No. We install water heaters in individual homes. Multifamily buildings often have shared or central systems we don't service.

What is the water like in Downtown Rowlett?

NTMWD calls Rowlett's water moderately hard. Sampled hardness was 122 to 160 mg/L in 2022 and 2023, about 7.1 to 9.3 grains per gallon, and 183 mg/L in January 2015.

Is the main shut-off in an older house a concern?

Yes. It is often stiff from years of not moving. Find it and turn it a quarter-turn on a calm day, so you know it works before a pipe bursts.

How far is your shop from Main Street?

About 0.4 miles in a straight line, from 5311 Boyd Boulevard. The station and library are about 0.9 miles away.

Do I need a permit to swap a heater in Downtown Rowlett?

Texas cities set their own permit rules, so we confirm what Rowlett requires. Any permit is its own line on the quote.

Is tankless a good idea in an older house?

It can be, but the gas line is the first question. The DOE puts the saving at 24% to 34% for homes using 41 gallons a day or less, and the job is estimated at $3,800 to $7,500.
