A heater installed this year has a schedule worth writing down. The U.S. Department of Energy gives a storage tank 10 to 15 years, which for a 2026 install means the end of the range falls between 2036 and 2041. In between, a few habits do most of the work:
| When | What |
|---|---|
| Now | Photograph the label; register the maker's warranty; note where the shut-off valves are |
| 2027 | First yearly flush; look at the relief valve discharge pipe for drips |
| 2029 to 2031 | Check the anode rod; it can be used up in 3 to 5 years in hard water |
| Every year | Flush; check the floor around the tank; confirm the setting is 120 degrees |
| 2034 | Start pricing a replacement, two years before the DOE range begins to end |
| 2036 to 2041 | The DOE's 10 to 15 year range ends; replace on your own schedule |
None of this needs a plumber at every step. It needs one person to look at the tank once a year and write down what they saw.
The two homes we found are different sizes of problem. A 2,374 square foot house is typically a three- or four-bedroom plan, and a 50-gallon tank usually serves a household of three or four. The 3,376 square foot house has four bedrooms and four baths, and that is where one tank starts to run out. Our guidance for a four-bath house is a 65 to 80 gallon tank, or a tankless unit sized for the busiest morning, and the arithmetic is on the tankless page.
The figure that counts is the first hour rating on the energy label, which is how much hot water a tank delivers in an hour of heavy use. The sizing guide shows how to read it.
Tell us the plan, the number of baths and where the heater sits and you get an estimated range on the call.
A heater in a 2026 house is almost certainly under the maker's warranty, and often the builder's. Replacing it may affect that cover, so we check the registration and the terms before touching a working unit. If it is the wrong size, the better route may be to add capacity, for example a small second heater for a far bathroom, rather than to remove a good tank. A tank is estimated at $1,400 to $2,900 like for like and $2,200 to $3,800 with code updates or attic access. See the new construction page.
Rowlett's water comes from the North Texas Municipal Water District, which calls it moderately hard because of minerals in Lavon Lake. Its tables show 183 mg/L total hardness in January 2015 and 122 to 160 mg/L in sampled months of 2022 and 2023, which is 7.1 to 9.3 grains per gallon by the district's divide-by-17.12 rule. New plumbing doesn't change that. A lake-side address doesn't either: Lake Ray Hubbard is owned by the City of Dallas, and Rowlett's tap water comes from NTMWD.

In Rowlett, gas is delivered by Atmos Energy and electricity by Oncor, and the EIA's 2020 survey puts gas at about 48% of U.S. homes' main water heating fuel and electricity at about 46%. A hybrid is estimated at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500. The DOE puts a tankless unit's efficiency gain at 24% to 34% for homes using 41 gallons a day or less, and ENERGY STAR shows $550 a year saved by a heat pump heater for four people against a standard electric tank. Each needs a plan for the gas line, the vent or the drain, and it is cheapest to settle in a house this new.
DFW Airport's normals count 29.2 days a year at or below 32 degrees and 20.2 at or above 100. A garage heater on an outside wall needs its supply lines insulated, and the lake shore is exposed to wind. The Texas health department counted 246 deaths from Winter Storm Uri in February 2021, 22 of them in Dallas County, so it is worth knowing where your main shut-off is and that it turns.
Our shop is 3.4 miles from Lake Shore Village in a straight line. A like-for-like swap takes 3 to 5 hours, and the written quote comes before the old heater is touched. Texas requires work for customers to be by a plumber licensed through the State Board of Plumbing Examiners, and Texas cities set their own permit rules, so we confirm what Rowlett requires and show any permit as its own line.

Flushing a tank water heater once a year clears sediment. Here are the steps, and why moderately hard North Texas water makes it worth doing.

The DOE gives a storage tank 10 to 15 years, so between 2036 and 2041. A yearly flush and an anode rod check around year three to five help it reach the long end.
Usually not. Check the warranty first, and consider adding capacity, such as a second heater for a far bathroom, instead of removing a working unit.
No. The lake is owned by the City of Dallas, and Rowlett's water comes from the North Texas Municipal Water District, which calls it moderately hard.
