Tankless Water Heater Installation
Wall-hung units sized by flow rate, with the gas line and vent worked out up front.
Water heater installation near Lake Ray Hubbard covers the shore communities of Rowlett, from Lakeshore Park Estates to Sapphire Bay. The lake covers 22,745 acres and is owned by the City of Dallas, and Rowlett's tap water comes from the North Texas Municipal Water District, not the lake. Estimated $1,400 to $3,800 for a tank.
Lake Ray Hubbard covers 22,745 acres, holds 490,000 acre-feet and is at most 40 feet deep. Work began in 1964, the lake was impounded in 1968, and a 2-mile earthfill dam, the Rockwall-Forney Dam, was completed in 1969. The City of Dallas owns the lake and the dam, and Dallas Water Utilities manages it. It touches Dallas, Kaufman, Collin and Rockwall counties, and it is named for Ray Hubbard, who led Dallas's parks board from 1943 to 1972. Wikipedia's article on Rowlett says the lake was completed in 1971, so sources differ on the date, and we use the lake's own article.
Two Rowlett crossings frame the lake: the George Bush Turnpike's eastern expansion, completed in 2012, includes a 0.9-mile bridge over the Rowlett Creek inlet, and the Texas Highway 66 bridge, 1.8 miles long, joins Rowlett and Rockwall.

The most common assumption we meet is that lake-shore houses drink from the lake. They don't. Rowlett buys its treated water from the North Texas Municipal Water District, which describes it as moderately hard because of minerals in Lavon Lake. Lake Ray Hubbard is a Dallas water-supply lake. A house a block from the shore and a house across town have the same tap water.
That matters for a heater because hardness is what scales a tank. NTMWD's analysis tables show total hardness of 183 mg/L in January 2015 and 122 to 160 mg/L in sampled months of 2022 and 2023. By the district's own rule of dividing by 17.12, that is 10.7 grains per gallon in 2015 and 7.1 to 9.3 later. A flush once a year and an anode rod check in the third to fifth year apply to a lake-shore tank exactly as they do anywhere else, and the flushing guide has the steps.
What the lake does bring is open ground. Texas Parks and Wildlife warns that strong wind can make paddling on Lake Ray Hubbard hard, and an exposed shore means wind across a roof. For a gas tank the flue needs a sound termination with clearance, and for a tankless unit the vent run is measured against the maker's limits for length and bends. A vent that is fine on a still day can behave differently in a gust, so we check terminations on site, not from a drawing.
Garage heaters on outside walls face another exposure. DFW Airport's normals count 29.2 days a year at or below 32 degrees and 20.2 at or above 100, and a garage with a lake-side wall feels both. Supply lines on an outside wall are insulated on every install. The garage page covers it.

Most of Rowlett's shore communities are on our list, and they differ in age more than in anything else. These are the ones, in order of how old the housing in the sources is:
Each has its own page with the build years, the schools and the distances, and the heater question differs: a second or third tank in the 1990s houses, and sizing in the new ones.
The distances below are straight-line miles from OpenStreetMap coordinates, with the lake as a single centre point, so the shore itself is nearer than the figures for the communities along it.
| Place | Miles from the lake point | Miles from our shop |
|---|---|---|
| Lakeshore Park Estates | 1.6 | 4.3 |
| Church in the City | 1.7 | 3.5 |
| Lake Shore Village | 1.8 | 3.4 |
| Sapphire Bay | 2.4 | 3.6 |
| Vineyards | 2.7 | 2.8 |
| Paddle Point Park | 2.7 | 2.7 |
A like-for-like tank is estimated at $1,400 to $2,900, and a tank with attic access or code updates at $2,200 to $3,800. A hybrid heat pump is estimated at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500. The shore doesn't change the price. The house does: where the heater sits, what the old install lacked, and what the gas line or circuit can carry.
Atmos Energy delivers Rowlett's gas and Oncor its electricity. The EIA's 2020 survey puts gas at about 48% of U.S. homes' main water heating fuel and electricity at about 46%. After Winter Storm Uri in February 2021, the Texas health department counted 246 deaths statewide, 22 in Dallas County. A standing-pilot gas tank keeps heating without power and an electric tank doesn't, which is worth deciding before the old tank fails.
Our shop at 5311 Boyd Boulevard is between 2.7 and 4.3 miles in a straight line from the shore communities. A like-for-like swap takes 3 to 5 hours, and the written quote comes before the old heater is touched. Texas requires work for customers to be by a plumber licensed through the State Board of Plumbing Examiners, and Texas cities set their own permit rules, so we confirm what Rowlett requires.

Flushing a tank water heater once a year clears sediment. Here are the steps, and why moderately hard North Texas water makes it worth doing.

No. Rowlett buys treated water from the North Texas Municipal Water District, which describes it as moderately hard because of minerals in Lavon Lake.
Work began in 1964, the lake was impounded in 1968 and the dam was completed in 1969. Wikipedia's Rowlett article says 1971, so sources differ.
Not the water, which comes from NTMWD. It adds wind and exposure, so vent terminations and outside-wall pipes get a closer look.
NTMWD's sampled treated water was 122 to 160 mg/L in 2022 and 2023, about 7.1 to 9.3 grains per gallon, and 183 mg/L (10.7 grains) in January 2015.

Either. Gas is about 48% of U.S. main water heating fuel and electricity about 46%. A standing-pilot gas tank keeps heating in a power cut.

It can. A vent has to stay within the maker's limits for length and bends, so we check the termination on site.
Texas cities set their own permit rules, so we confirm what Rowlett requires. Any permit is its own line on the quote.
