Tankless Water Heater Installation
Wall-hung units sized by flow rate, with the gas line and vent worked out up front.
New construction water heater installation in Rowlett means choosing, upgrading or adding a heater in a new home. Builder plans in Rowlett run from 1,731 to 3,765 square feet at Trails at Cottonwood Creek alone, so one size does not fit them all. It is estimated at $1,400 to $3,800 for a tank, and more for a tankless or hybrid upgrade.
A heater has to be sized to the people and the bathrooms, and the builder's published plans give us the bedrooms and baths to work from. This table applies our sizing rule of thumb to four plans on sale in Rowlett. It is our guidance for a household using the plan as designed, and it says nothing about which heater any builder installs.
| Plan | Size | Bed / bath | Our starting point for the heater |
|---|---|---|---|
| Caddo R (Trails at Cottonwood Creek) | 1,732 sq ft | 3 / 2 | A 40 to 50 gallon tank |
| Fork R (Trails at Cottonwood Creek) | 2,480 sq ft | 4 / 3 | A 50 gallon tank, or 65 for a large household |
| Hickory (Lake Park) | 2,762 sq ft | 4 / 3 | A 50 to 65 gallon tank, or a tankless unit |
| Anatole R (Trails at Cottonwood Creek) | 3,765 sq ft | 5 / 4 | A 65 to 80 gallon tank, or a tankless unit sized for the busiest morning |
The jump from three baths to four is where one tank starts to run out. The sizing guide shows the working, and the first hour rating matters more than the gallons.
Ask four questions before you sign, or at the pre-closing walk-through: what fuel and what size the heater is, where it sits, whether it has an expansion tank and a drain pan, and what the warranty covers. A heater registered under the maker's warranty is easier to claim on, and the model and serial number on the label are all the registration needs.
If the heater is a builder-grade tank in a household that will outgrow it, it is cheaper to change the plan before the house is finished than after. A tank is estimated at $1,400 to $3,800 installed; the U.S. Department of Energy gives a storage tank 10 to 15 years, so a heater in a house built in 2026 should last into the 2030s.
Cambridge Homes' Lake Park sits at the southeast corner of Miller Road and the George Bush Turnpike, in the established Harborside neighborhood, and The Real Deal reported 142 single-family homes on 35 acres. The sales center is at 2522 Sunrise Drive, and the community is zoned to Garland ISD. A published plan, the Hickory, is 2,762 square feet with four bedrooms and three baths, and a resale listing shows a 4,950 square foot lot.
A lot that size means the heater is in a garage or closet by necessity. Our shop is 2.2 miles from Lake Park in a straight line, and the Lake Park page has more.
Tell us the plan, the number of baths and where the heater sits and you get an estimated range on the call.
At 8214 Cottonwood Creek Trail, Grand Homes lists prices from the $400s to the $670s, and First Texas Homes lists plans from 1,731 to 3,765 square feet, with Garland ISD, annual HOA dues of $1,300 and a 2.30% tax rate in its listing. The spread of sizes is the reason a plan-by-plan heater choice makes sense here: a 1,732 square foot, three-bedroom plan and a 3,765 square foot, five-bedroom plan have very different hot-water demand.
The community is 5.4 miles from our shop in a straight line. The Trails page covers it.
Windsor Homes' plans at 8522 Watersway Drive are listed from about $409,990 to $494,990, and the community's listing range runs from $419,990 to $599,000, with Garland ISD. One home on Windmere Drive was shown as under construction in July 2026, at 3,376 square feet with four bedrooms and four baths. Larger plans with four baths are the ones to size up.
Sapphire Bay is a roughly 116-acre development at Interstate 30 and Dalrock Road, planned with more than 1,500 residential units, a 500-room resort and a 1,000-slip marina. It is still being built, and a Bombshells restaurant opened there in June 2026. Plans there have changed more than once, so we don't assume what a given unit has. The Sapphire Bay page explains how we approach it.
A new house is the cheapest moment to go tankless or hybrid, since nothing has to be removed. The U.S. Department of Energy puts the efficiency gain of a tankless unit at 24% to 34% for homes using 41 gallons a day or less, and ENERGY STAR shows $550 a year saved by a heat pump unit over a standard electric tank for four people. Each needs a plan: a larger gas line for tankless, a drain and open air for a hybrid. The tankless page and the hybrid page set out the numbers.
Work on a heater in a new home still falls under Texas's plumbing license rules, so installation for a customer is by a plumber licensed through the State Board of Plumbing Examiners. We confirm Rowlett's permit rule for each job. Changing a builder's heater may affect the maker's warranty on the old unit, so we check the registration before replacing anything that is still young.

Call (972) 472-8210A tank is estimated at $1,400 to $3,800, and a tankless or hybrid upgrade more. The written quote splits the unit from any gas line, vent, circuit or drain work.
It depends on the bedrooms and baths. As a starting point, a 3-bed, 2-bath plan does well with 40 to 50 gallons, and a 5-bed, 4-bath plan with 65 to 80 gallons or a tankless unit.
Often, if you speak to the builder early. A quote from us shows what the upgrade would cost, and an early change is cheaper than a later swap.
Only if it no longer meets the household's needs. Check the warranty first, and consider adding capacity instead of removing a working unit.
The U.S. DOE gives a storage tank 10 to 15 years and a tankless unit more than 20, so a heater installed in 2026 should last into the 2030s with a yearly flush.
If a pressure-reducing valve or backflow device closes the plumbing, yes. The model plumbing code requires thermal expansion control on closed systems with storage heating.

If the home is all-electric and the garage has open air and a drain, yes. ENERGY STAR shows $550 a year saved for four people against a standard electric tank.
Texas cities set their own rules, so we confirm what Rowlett requires. Any permit is its own line on the quote, and the work is left ready for inspection.
