Tankless Water Heater Installation
Wall-hung units sized by flow rate, with the gas line and vent worked out up front.
Water heater installation in Sapphire Bay, the roughly 116-acre lakefront project at Interstate 30 and Dalrock Road, is mostly about sizing and upgrades in new homes. Plans call for 1,500+ residential units, and a Bombshells restaurant opened there in June 2026, but the build-out is not finished. We install residential heaters, not commercial or hotel systems.
Sapphire Bay is a master-planned, mixed-use development on the Lake Ray Hubbard shore at Interstate 30 and Dalrock Road, on land once known as Bayside South. Wikipedia's account of the 2019 plan, published by Sapphire Bay Development, LLC and the City of Rowlett, gives the scale: 116 acres, a 500-room resort run by Destination Hotels by Hyatt, a surf village and water park, 1,500 or more residential units, 1.7 million square feet of mixed use, more than 20 acres of parks and trails, and a 1,000-slip marina.
Other sources give slightly different figures: 117 acres, 1.4 million square feet in an earlier plan, and 1,005 boat slips. That is a sign of a plan that has been revised, and the safe reading is that the numbers are targets. A Bombshells restaurant opened in June 2026 with more than 140 jobs, according to Trade & Industry Development, so the project has places that are open and places still to come.
| Element | Planned |
|---|---|
| Site | About 116 acres |
| Homes | 1,500+ residential units |
| Resort | 500 rooms, Destination Hotels by Hyatt |
| Mixed use | 1.7 million sq ft |
| Parks and trails | 20+ acres |
| Marina | 1,000 slips |
We install water heaters in homes. A resort of 500 rooms, a restaurant or a marina has commercial hot water systems, with commercial codes and equipment, and that isn't our work. What we can do at Sapphire Bay is the homes: the single-family and townhome-style houses where a household needs a tank or a tankless unit chosen, sized and fitted.
It is better to say so plainly than to leave a page that sounds as if we serve the whole development. If your house is part of the residential phases, the rest of this page applies.
A heater in a new home is young, so the usual replacement questions don't apply. The U.S. Department of Energy gives a storage tank 10 to 15 years, so a heater installed in 2025 or 2026 has most of its life ahead. The questions that do come up are capacity, space and the type.
Builders choose a heater to a budget and a plan, and a household's use can outgrow it. The usual calls from new homes are for a bigger tank or a tankless unit where showers run at once, for a second heater serving a far bathroom, or for a hybrid in an all-electric home. A tank is estimated at $1,400 to $3,800 installed, and a tankless conversion at $3,800 to $7,500. See the new construction page for sizing against published plans, and check the maker's warranty registration before replacing anything that is still young.

It is easy to assume lakefront homes drink from the lake. Lake Ray Hubbard covers 22,745 acres, holds 490,000 acre-feet, and is owned by the City of Dallas and managed by Dallas Water Utilities. Rowlett's tap water comes from the North Texas Municipal Water District, which describes it as moderately hard because of minerals in Lavon Lake. A Sapphire Bay home therefore has the same water as the rest of the city.
That matters for a heater. NTMWD's tables show 183 mg/L total hardness in January 2015 and 122 to 160 mg/L in sampled months of 2022 and 2023, about 7.1 to 9.3 grains per gallon. A new tank in Sapphire Bay will scale like any other, and a yearly flush starting in the first year is the habit that keeps it near the long end of its life.
Sapphire Bay sits at the south end of Rowlett's lake shore. The nearest places we cover are the Vineyards, Paddle Point Park and Lake Shore Village, each within about a mile in a straight line.

A lakefront house is open to wind, and Texas Parks and Wildlife warns that strong wind can make paddling on Lake Ray Hubbard hard. For a heater that means mainly the vent. A gas tank's flue needs clearance and a sound termination, and a tankless unit's vent run is measured against the maker's limits. DFW Airport's normals count 29.2 days a year at or below 32 degrees and 20.2 at or above 100, so a garage heater on an outside wall needs its supply lines insulated.
In Rowlett, gas is delivered by Atmos Energy and electricity by Oncor, and a new home may be built all-electric or with gas to the heater. Gas is about 48% of U.S. main water heating fuel and electricity about 46%, per the EIA. If your home is all-electric, ENERGY STAR's table for a four-person household shows a heat pump heater saving $550 a year against a standard electric tank, with a 2.7-year payback on $1,503 of extra cost. The hybrid page explains what it needs.
Texas requires plumbing done for customers to be by a plumber licensed through the State Board of Plumbing Examiners. We confirm what the City of Rowlett requires for each job and show any permit as its own line. If a builder's warranty is still active, we check it before touching the heater, because a replacement can change coverage on the old unit.

Call (972) 472-8210A master-planned mixed-use development of about 116 acres on the Lake Ray Hubbard shore at Interstate 30 and Dalrock Road, on the former Bayside South land.
The published plan calls for 1,500 or more residential units, alongside a 500-room resort, 1.7 million square feet of mixed use and a 1,000-slip marina. Some sources differ, and the build-out isn't finished.
No. A Bombshells restaurant opened in June 2026, but the plan is still being built out, and figures differ between sources.
No. We install residential water heaters. Commercial and hotel systems have their own codes and equipment, and aren't our work.
A tank is estimated at $1,400 to $3,800 installed, and a tankless or hybrid upgrade costs more. The written quote lists each line.
Usually for capacity or space, not age. A builder's tank can be too small for a household, and a far bathroom may want a second heater or a tankless unit.
No. Lake Ray Hubbard is owned by Dallas. Rowlett's water comes from the North Texas Municipal Water District, which calls it moderately hard.
NTMWD's sampled hardness was 122 to 160 mg/L in 2022 and 2023, about 7.1 to 9.3 grains per gallon. A yearly flush from the first year keeps a new tank toward the long end of its 10 to 15 year range.
ENERGY STAR shows $550 a year saved for four people against a standard electric tank, with a 2.7-year payback. It needs open air and a drain, so it suits a garage better than a closet.
About 3.6 miles in a straight line from 5311 Boyd Boulevard. Driving is a little longer.
It can. Check the registration and terms before replacing a young unit, and consider adding capacity instead of removing a working heater.
Texas cities set their own permit rules, so we confirm what Rowlett requires. Any permit is its own line on the quote.
