Tankless Water Heater Installation
Wall-hung units sized by flow rate, with the gas line and vent worked out up front.
Water heater installation in Lake Park, Cambridge Homes' lakeside community at Miller Road and the George Bush Turnpike, is mostly about new-home sizing and placement. The Real Deal reported 142 single-family homes on 35 acres, and a resale listing shows a 4,950 square foot lot. Our shop is 2.2 miles away. A tank is estimated at $1,400 to $3,800.
Lake Park is Cambridge Homes' first community in Rowlett. The Real Deal reported in March 2023 that it would have 142 single-family homes on 35 acres, off Miller Road and the George Bush Turnpike, and Cambridge's press release places it at the southeast corner of Miller Road and the Turnpike, set within the established Harborside neighborhood. The sales center is at 2522 Sunrise Drive and the school district is Garland ISD.
The Hickory plan is listed on NewHomeSource at 2,762 square feet with four bedrooms and three baths. A listing-site aggregator gives a wider spread, about 1,861 to 2,957 square feet, and a resale listing shows a lot of 4,950 square feet, which is about 0.11 acre. Prices move constantly, so we quote none, and the aggregator's counts of available homes disagree with the 142 total, which tells you its data is a snapshot of what was for sale on a given day.

A lot of 4,950 square feet, divided by the 43,560 square feet in an acre, is 0.11 of an acre. A two-story house takes up a large share of it, so the garage, closet and utility space are tight and set at design time. There usually is one place for the heater, and the builder chose it.
That shapes what can be upgraded. A hybrid heat pump tank wants open air and a drain, which a small garage with cars in it may not offer. A tankless unit frees floor space but needs a vent run and a gas line sized for it. And a heater in an upstairs closet or attic needs a drain pan with a drain line, since a leak there comes through a ceiling. The hybrid page and the attic page set out each requirement.
The corner where Lake Park sits is a piece of Rowlett's recent infrastructure. The George Bush Turnpike's eastern expansion, completed in 2012, includes a 0.9-mile bridge over the Rowlett Creek inlet of Lake Ray Hubbard, and the lake itself covers 22,745 acres. For a heater the lake is about exposure and wind, which Texas Parks and Wildlife flags as a hazard for paddlers on the lake, and a gas tank's flue or a tankless vent needs a sound termination that is checked on site.
It is also worth separating the lake from the tap. Lake Ray Hubbard is owned by the City of Dallas, and Rowlett's water comes from the North Texas Municipal Water District, which describes it as moderately hard. A lake view doesn't change the water in your heater.

Our rule of thumb gives two people 30 to 40 gallons, three or four people 40 to 50, and five or more 65 or more. The Hickory's four bedrooms and three baths put it in the middle: a 50-gallon tank is usually enough for a household of four, and 65 gallons for a household with several people showering at once. The first hour rating on the energy label matters more than the gallons, because a 40-gallon gas tank can match a 50-gallon electric one.
For a tankless unit the sum is flow, not volume. Two showers at the WaterSense cap of 2.0 gallons a minute plus a bathroom tap at 1.5 comes to 5.5 gallons a minute, which at a 65-degree rise needs 5.5 x 500 x 65 = 178,750 BTU an hour of output. That is a real load, and the sizing guide shows how it works.
NTMWD's analysis tables show total hardness of 183 mg/L in January 2015 and 122 to 160 mg/L in sampled months of 2022 and 2023, which is 7.1 to 9.3 grains per gallon by the district's divide-by-17.12 rule. Scale from water like that begins to settle in a new tank in the first year, so the habit is the yearly flush and an anode rod check in the third to fifth year. The flushing guide has the steps.

A heater in a new Lake Park home is probably under the maker's warranty and perhaps the builder's. Replacing a working unit can change that cover, so we read the registration before touching it. If the tank is the wrong size, adding capacity, such as a small second heater for a far bathroom, can beat removing a good tank. The U.S. Department of Energy gives a storage tank 10 to 15 years, so a tank installed now has most of its life ahead. Our new construction page covers the options.
A like-for-like tank is estimated at $1,400 to $2,900 and a tank with attic access or code updates at $2,200 to $3,800. A hybrid heat pump is estimated at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500. Atmos Energy delivers Rowlett's gas and Oncor its electricity, and in an all-electric home ENERGY STAR shows $550 a year saved by a heat pump heater for a four-person household.
DFW Airport's normals count 29.2 days a year at or below 32 degrees and 20.2 at or above 100. Our shop is 2.2 miles from Lake Park, so most jobs here are a short run. A like-for-like swap takes 3 to 5 hours, and the written quote comes before the old heater is touched. Texas requires work for customers to be by a licensed plumber under the State Board of Plumbing Examiners, and we confirm Rowlett's permit rule for each job.

One resale listing shows 4,950 square feet, about 0.11 acre, which is compact. That limits where a heater can go.
A 50-gallon tank usually serves four people, and 65 gallons suits a household with several people showering together.
Usually not. Check the warranty first and consider adding capacity instead of removing a working unit.
