Gas Water Heater Installation

Water heater installation near Rowlett Public Library covers homes around Main Street in downtown Rowlett, where the library sits at 3900 Main Street on the ground floor of the Village of Rowlett. A library directory shows about 83,197 volumes. Our shop is 0.9 miles away, and the page lists six public sources, from the Texas plumbing board to the DOE, for checking any quote.
Rowlett Public Library is at 3900 Main Street. DART's City Spotlight on Rowlett says the library is on the ground floor of the Village of Rowlett, an apartment community on Main Street. A library directory lists about 83,197 volumes and about 271,245 items circulated a year, without saying when those figures were recorded, so they may be dated. A Texas accessibility filing from 2018 describes an interior fit-out of existing shell space in a privately owned building, with the library as tenant, at an estimated cost of $500,000 and work scheduled from February to May 2018.
We couldn't find the library's opening date or floor area, so we give neither. Dividing the directory's circulation by Rowlett's 2020 population of 62,535 gives about 4.3 items per resident a year, which is our arithmetic using figures from different years and shouldn't be read as an official rate.
You don't need to trust us or anyone. Everything we say on this site comes from sources you can open at the library or at home, and the sources list at the bottom of each page links to them. These six cover most of what matters in a quote:
| Source | What it can tell you |
|---|---|
| Texas State Board of Plumbing Examiners | Whether a plumber is licensed |
| Texas Occupations Code, section 1301.051 | That homeowners may do plumbing in their own homestead |
| U.S. Department of Energy: Energy Saver | Tank and tankless lifetimes and efficiency figures |
| ENERGY STAR: heat pump water heaters | The $550 a year savings table and its assumptions |
| North Texas Municipal Water District | How hard Rowlett's water is |
| U.S. Consumer Product Safety Commission | The 120-degree setting and burn times |
The one source we couldn't find is the City of Rowlett's own page on water heater permits, which is why we say we confirm the rule for each job and don't quote one. The permit guide explains what to ask.
A fair quote lists its parts. Look for these five lines, whoever writes it:
A like-for-like tank is estimated at $1,400 to $2,900 and a tank with attic access or code updates at $2,200 to $3,800. The cost guide explains how to compare quotes line by line.
Tell us your street and the date on the label and you get an estimated range on the call.
Of the six, the NTMWD page changes your decisions most. It says the treated water is moderately hard because of minerals in Lavon Lake, and gives the rule for converting total hardness in milligrams per litre to grains per gallon: divide by 17.12. The district's analysis tables show 183 mg/L in January 2015 and 122 to 160 mg/L in sampled months of 2022 and 2023, which is 10.7 and then 7.1 to 9.3 grains per gallon. That is the reason we say to flush a tank yearly. See the flushing guide.
The library is about 0.1 miles from the Downtown Rowlett station, which opened for rail on December 3, 2012.
| Place | Miles from the library |
|---|---|
| Downtown Rowlett station | 0.1 |
| Downtown Rowlett (Main Street) | 0.6 |
| Rowlett High School | 0.7 |
| Rowlett Wet Zone | 0.9 |
| Pecan Grove Park | 1.0 |
| Our shop, 5311 Boyd Blvd | 0.9 |
Texas requires plumbing done for customers to be by a plumber licensed by the Texas State Board of Plumbing Examiners, and its website lets you look a license up. Section 1301.051 of the Occupations Code says a property owner need not be licensed to do plumbing in their own homestead. That is about the license, not the code, so the work still has to meet it, and Texas cities set their own permit rules and may amend the model codes by ordinance. We confirm what Rowlett requires for each job.
We have no verified year-built data for the houses around the library, and we won't guess. A city that became a municipality in 1952 with 250 people and counted 62,535 in 2020 has few houses older than the lake boom, and the oldest cluster near Main Street. In an older house the shut-off valve, connectors, gas line, vent and relief pipe are the first things we check. The downtown page has the list.
DFW Airport's normals count 29.2 days a year at or below 32 degrees and 20.2 at or above 100. Atmos Energy delivers Rowlett's gas and Oncor its electricity, and the EIA's 2020 survey puts gas at about 48% of U.S. homes' main water heating fuel against 46% for electricity. Our shop is 0.9 miles from the library, a like-for-like swap takes 3 to 5 hours, and the written quote comes before the old heater is touched.
