Gas Water Heater Installation
40 to 80 gallon gas tanks on Atmos Energy gas, with the vent and sediment trap checked.
Garage water heater installation in Rowlett is estimated at $1,400 to $2,900 for a like-for-like tank. The model code puts a gas heater's ignition source 18 inches off the garage floor, with an exception for tanks listed as flammable-vapor-ignition-resistant, and asks for protection where a car could hit the heater. DFW sees 29.2 freeze days a year.
Gasoline, paint thinner and solvent fumes are heavier than air and settle at floor level. A water heater's burner and pilot are a flame, and a flame at floor level in a garage is how fires start. The model residential code addresses it by putting the ignition source of a gas appliance in a garage at least 18 inches above the floor. That is the rule behind every gas tank you've seen sitting on a stand.
It is a model code, and the City of Rowlett adopts and may amend such codes by ordinance, as Texas Local Government Code 214.212 allows. So the number in force for your garage is the one in Rowlett's adopted edition, and we confirm it before we quote.
In 2003 the national codes changed to require gas water heaters in places where flammable liquids are used or stored to be designed against igniting vapors, and manufacturers responded with tanks that carry a flammable vapor ignition resistant (FVIR) listing. The fuel gas codes now allow a floor-mounted FVIR tank in a garage to skip the 18-inch height, unless the maker's instructions or the local code authority require it.
So the answer depends on the tank. A tank made since the change and labeled FVIR may sit on the floor where the maker allows it. An older tank, or one with no FVIR label, needs the stand. An inspector can also insist on the stand even for an FVIR tank, so we confirm with the maker's manual and with Rowlett's requirement. We use a stand either way where it is the safer option, which costs little.
| Tank | Floor-mounted? | Notes |
|---|---|---|
| Gas, FVIR-listed (most made since about 2003) | Possible | If the maker and local code allow it |
| Gas, no FVIR listing | No: 18 inches up | On a stand, burner at least 18 inches above the floor |
| Electric tank | Usually yes | Some inspectors still raise anything with a thermostat; confirm locally |
| Hybrid heat pump | Yes | Needs open air and a drain |
The model codes also ask that a heater in a garage be protected from vehicle damage where a car could reach it. The usual answer is a steel guard post set in the concrete, or placing the heater where a car can't go: at the end of the bay behind the front bumper line, or on the side wall away from the door. A bollard is cheap compared with a gas line that has been knocked loose.
A 20 by 20 foot two-car bay is 400 square feet, so there is room to keep a heater clear of the cars if it is placed with that in mind, and it is a good thing to think about before storage shelving arrives around it.

A garage swings with the weather more than the house does. DFW Airport's 1991 to 2020 normals count 29.2 days a year at or below 32 degrees and 20.2 days at or above 100, with a normal January low of 36.1 and a normal August high of 95.8. A heater on an outside wall with exposed pipes can freeze on a hard night, and so can the cold-water line that feeds it. The supply lines get foam insulation as part of the install, and a hard freeze is the time to know where your shut-off is.
The February 2021 storm showed the worst case. Texas counted 246 deaths from Winter Storm Uri, 22 of them in Dallas County. An unheated garage in that week was well below freezing for days, and a gas tank with a standing pilot kept working while an electric tank, without power, did not. That is a design choice worth making on purpose.
A garage heater is the easiest to flush, because the drain valve is at floor level and a hose reaches the driveway. The North Texas Municipal Water District calls Rowlett's treated water moderately hard, and its sampled hardness was 122 to 160 mg/L in 2022 and 2023, about 7.1 to 9.3 grains per gallon. A yearly flush from the garage floor is a half-hour job, and the flushing guide has the steps.
Gas is the usual garage fuel in Rowlett, where Atmos Energy's gas is piped to most heaters, and it recovers faster. An electric tank is simpler in a garage, because there is no ignition source at all, and a hybrid heat pump tank suits a roomy garage best of all: a 20 by 20 foot bay with an 8-foot ceiling holds 3,200 cubic feet of air for the heat pump to draw on. The hybrid page and the gas page set out each.
A like-for-like garage tank is estimated at $1,400 to $2,900, the cheapest location there is, because everything can be reached. A stand, a guard post, a longer vent or a new floor drain connection show up as their own lines on the quote. A tank that has to move from an attic to a garage is a relocation, estimated at $2,200 to $3,800 with attic access, and it is covered on its own page.

Most Rowlett houses we are called to have a garage heater. From our shop at 5311 Boyd Boulevard, the nearest communities are Lake Park at 2.2 miles and the Vineyards at 2.8 in a straight line. Listing records show homes in the Vineyards built in 2015 and 2019 with roughly 3,000 to 3,500 square feet, where garages are large. In older Dalrock Estates, listing records show 1983, where a garage heater that has been moved or raised over the years is likelier. See the Vineyards and Dalrock pages.

The model residential code puts the ignition source at least 18 inches above the floor. An FVIR-listed tank can be floor-mounted unless the maker or local code says otherwise, and we confirm Rowlett's edition.
A flammable-vapor-ignition-resistant tank, built since a 2003 code change to avoid igniting vapors that spill on a garage floor. Most new residential gas tanks carry the listing.
Usually not, because there is no flame, though some inspectors treat an element or thermostat as a potential ignition source. We confirm locally.
The model codes ask for protection where a car could reach the heater, by a post, a barrier or placement out of the car's path. A bollard costs little compared with a damaged gas line.
DFW averages 29.2 days a year at or below 32 degrees, so a hard night can freeze exposed pipes on an outside wall. We insulate the supply lines on every garage install.
It is the best place. A 20 by 20 foot bay with an 8-foot ceiling holds 3,200 cubic feet of air, and the heat pump needs open air and a drain.
Gas recovers faster and keeps heating without power with a standing pilot. Electric avoids the ignition-source rules. A hybrid cuts the electricity bill. We quote whichever you ask about.
Yes, and the garage is the easiest place, with the drain valve at floor level and a hose to the driveway. Rowlett's water is moderately hard (122 to 160 mg/L in sampled months of 2022 and 2023), so a yearly flush is worth it.
3 to 5 hours for a like-for-like tank, from the fit check to hot water tested at a tap.
A gas tank with a standing pilot keeps heating and an electric tank does not. After Winter Storm Uri in February 2021, which Texas counted at 246 deaths, that is worth deciding in advance.
Texas cities set their own permit rules and may amend the model codes, so we confirm Rowlett's requirement and handle it. Any permit is a separate line on the quote.
