01The community

What the Builders Publish About Trails at Cottonwood Creek

Trails at Cottonwood Creek is a new-home community at 8214 Cottonwood Creek Trail in north Rowlett, with homes in both Dallas and Rockwall counties. Grand Homes lists prices from the $400s into the $670s, and its sales center is at 12813 Cedar Ridge Trail. First Texas Homes lists plans from 1,731 to 3,765 square feet, Garland ISD, annual HOA dues of $1,300 and a 2.30% tax rate. An aggregator that lists the community shows a different range, 1,895 to 3,899 square feet and about $409,900 to $674,778, so builders' figures and listing sites don't agree. Prices change, and we quote none of them.

Both builders describe walking and biking trails and pocket parks. We have no acreage figures for those, so we don't give any.

A Heater for Each Plan

A heater is sized to the people and the bathrooms, so each plan points to a different answer. This is our guidance applied to the published plans, and it doesn't say what any builder installs.

  • Caddo R, 3 bedrooms and 2 baths. A 40 to 50 gallon tank covers a household of three or four.
  • Fork R, 4 bedrooms and 3 baths. A 50 gallon tank, or 65 if teenagers share the morning rush.
  • Anatole R, 5 bedrooms and 4 baths. A 65 to 80 gallon tank, or a tankless setup sized for the busiest morning (next section).

The sizing guide shows the reasoning, and the first hour rating on the energy label matters more than the gallons.

03The big plan

Tankless Arithmetic for a 5-Bedroom, 4-Bath House

243,750 BTU/hrHeat needed for three showers and a tap at once with a 65-degree rise, more than one 199,900 BTU/hr unit can supply.

Take the Anatole R on a busy morning with three showers and one bathroom tap running. The U.S. EPA's WaterSense program caps showerheads at 2.0 gallons a minute and bathroom faucets at 1.5, so that is 3 x 2.0 + 1.5 = 7.5 gallons a minute. With a 65-degree temperature rise (55-degree water to 120, an assumption), the heat needed is 7.5 x 500 x 65 = 243,750 BTU an hour, since 500 is 8.34 pounds a gallon times 60 minutes.

That is more than the 199,900 BTU an hour input at the top of the usual residential gas range, and a unit's output is lower than its input. So a house like this either needs a large tank, two tankless units, or a household that accepts a pause when everyone showers at once. It is a useful number to have before choosing, and it is the reason we size the biggest plans with a tank or a pair of units in mind. See the tankless page.

04Before and after closing

What to Ask Your Builder About the Heater

Ask what fuel and size the heater is, where it sits, whether there is an expansion tank and a drain pan, and what the maker's warranty covers. Register the warranty with the model and serial number from the label. The U.S. Department of Energy gives a storage tank 10 to 15 years, so a tank installed in 2026 should reach the mid-2030s, with a yearly flush.

If the heater is too small for the household, it is cheaper to change the plan before the house is finished than to swap a working tank later. We can quote the upgrade ahead of time. The new construction page has more.

New Pipes, the Same Moderately Hard Water

Rowlett's water comes from the North Texas Municipal Water District, which describes it as moderately hard because of the minerals in Lavon Lake. NTMWD's tables show 183 mg/L total hardness in January 2015 and 122 to 160 mg/L in sampled months of 2022 and 2023, about 10.7 grains per gallon in 2015 and 7.1 to 9.3 later. New copper or PEX plumbing doesn't change what the water carries, so a new tank scales like an old one. A yearly flush and an anode rod check in the third to fifth year protect it.

Gas or Electric in a New Community

In Rowlett gas is delivered by Atmos Energy and electricity by Oncor. A new house may be all-electric or have gas to the heater, and the EIA's 2020 survey puts gas at about 48% of U.S. homes' main water heating fuel and electricity at about 46%. In an all-electric house, ENERGY STAR's table for four people shows a heat pump heater saving $550 a year against a standard electric tank, with a 2.7-year payback on $1,503 of extra cost. The hybrid page explains what it needs.

08The job

Distance, Timing and Rules

Our shop is 5.4 miles from the community in a straight line, the longest run on our list, and the same quote applies wherever we go. A like-for-like swap takes 3 to 5 hours and a conversion most of a day. Texas requires work for customers to be by a plumber licensed through the State Board of Plumbing Examiners, and because the community spans two counties, we confirm the address and Rowlett's permit rule for each job.

Questions People Ask About This

Question not here?

Call and ask. A straight answer and an estimated range on the call, before anybody drives over.

Call (972) 472-8210
How much does water heater installation cost in Trails at Cottonwood Creek?

A like-for-like tank is estimated at $1,400 to $2,900, and a tankless unit at $3,800 to $7,500. The written quote lists the unit and any gas line, vent or circuit work.

What sizes are the homes in Trails at Cottonwood Creek?

First Texas Homes lists plans from 1,731 to 3,765 square feet. A listing aggregator shows 1,895 to 3,899, so sources differ.

What prices do the builders list?

Grand Homes lists the $400s to the $670s. Prices change, and we don't quote them.

Which builders are in the community?

Grand Homes and First Texas Homes, with the sales center for Grand Homes at 12813 Cedar Ridge Trail.

What school district is Trails at Cottonwood Creek in?

Garland ISD, according to First Texas Homes' listing. The community has homes in both Dallas and Rockwall counties, so confirm zoning for your address.

What size heater does a 3-bedroom, 2-bath plan need?

A 40 to 50 gallon tank usually covers a household of three or four, as in the 1,732 square foot Caddo R plan.

Can one tankless heater run a 5-bedroom, 4-bath house?

Often not at the busiest moment. Three showers and a tap at WaterSense flows need about 243,750 BTU an hour at a 65-degree rise, more than one 199,900 BTU unit supplies. A large tank or two units fits better.

What should I ask my builder about the water heater?

Fuel, size and location, whether there is an expansion tank and a drain pan, and what the maker's warranty covers. Register the warranty with the model and serial number.

Do new homes need a yearly flush?

Yes. NTMWD's water was 122 to 160 mg/L total hardness in sampled months of 2022 and 2023, about 7.1 to 9.3 grains per gallon, so sediment starts in the first year.

How far is your shop from Trails at Cottonwood Creek?

About 5.4 miles in a straight line from 5311 Boyd Boulevard, the farthest area we list. Driving is longer, and the quote is the same.

Does a hybrid heat pump heater suit these homes?

In an all-electric house with a roomy garage and a drain, ENERGY STAR shows $550 a year saved for four people against a standard electric tank. We check the space first.

Do I need a permit to replace a builder's heater?

Texas cities set their own permit rules, so we confirm what Rowlett requires. Any permit is its own line on the quote.
