Tankless Water Heater Installation
Wall-hung units sized by flow rate, with the gas line and vent worked out up front.
Water heater installation in Liberty Grove, the newer community around Liberty Grove Road and Homestead at Liberty Grove, is about young heaters. Listing records show homes built in 2018 and 2020, so original tanks are 6 to 8 years old and have about 2 to 9 years left in the DOE's 10 to 15 year range. A like-for-like tank is estimated at $1,400 to $2,900.
Liberty Grove takes its name from Liberty Grove Road in north Rowlett, and Homestead at Liberty Grove is the master-planned community built along it. Listings show a mix of builders. A Cambridge Homes house on Long Green Street, built in 2018, is 2,232 square feet with four bedrooms and three baths on a 4,966 square foot lot. A David Weekley home on Trafalgar Drive is 2,576 square feet with three bedrooms and two and a half baths. A home on Lamar Street, built in 2020, is 1,983 square feet. Listings also describe a pool, playgrounds, trails, a dog park and a stocked catch-and-release pond, which is marketing language, so confirm what your HOA actually maintains.
The city also has a Liberty Grove Elementary School, named for the road. We don't state a school district here because the listings we found don't give one, and zoning is confirmed with the district for a specific address.

A house built in 2018 is 8 years old in 2026, and one from 2020 is 6. The U.S. Department of Energy gives a storage tank 10 to 15 years, so an original Liberty Grove tank has between 2 and 9 years left, and a tank in a 2020 house is nearer the long end. That is a very different conversation from an older neighborhood. The question here isn't whether the tank is failing, but how to make a young one last and when to start budgeting.
A reasonable plan is to read the label now and write the date down. Register the maker's warranty if it wasn't registered at closing, since the model and serial number are all it asks for. Then flush the tank once a year from the start. The flushing guide has the steps, and the lifespan guide explains the anode rod.
A lot of 4,966 square feet, about 0.11 of an acre, is small by Rowlett's older standards, and on it a 2,232 square foot house takes up much of the footprint. Space for a heater is tight and decided at the drawing board: in a two-car garage, a utility closet, or sometimes an upstairs closet. The place the builder chose is the place we work with.
That matters for upgrades. A hybrid heat pump tank needs open air around it and a drain, which a small garage may not give. A tankless unit needs a vent run and a gas line sized for it, but it frees floor space. And a heater in an upstairs closet needs a drain pan with a drain line, since a leak there comes through the ceiling below. The hybrid page and the tankless page set out the requirements.
Read us the date and size from the label and you get an estimated range on the call.
Our rule of thumb gives two people 30 to 40 gallons, three or four 40 to 50 gallons, and five or more 65 gallons or more. A four-bedroom, three-bath house like the Long Green Street home usually does well with a 50-gallon tank, and a household with teenagers who shower at the same hour may want 65. A three-bedroom, two-and-a-half-bath house like the Trafalgar Drive plan usually does well with 40 to 50.
The figure that really counts is the first hour rating on the energy label, the hot water a tank delivers in an hour of heavy use, since a 40-gallon gas tank can match a 50-gallon electric one. The sizing guide works through examples.
A new tank gets the same water as an old one. The North Texas Municipal Water District describes it as moderately hard because of minerals in Lavon Lake, and its tables show 122 to 160 mg/L of total hardness in sampled months of 2022 and 2023, about 7.1 to 9.3 grains per gallon. Sediment begins to settle from the first year, so the habit to start early is the yearly flush and an anode rod check around the third to fifth year.

A like-for-like tank is estimated at $1,400 to $2,900 and a tank with attic access or code updates at $2,200 to $3,800. A hybrid is estimated at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500. Gas in Rowlett is delivered by Atmos Energy and electricity by Oncor, and the EIA's 2020 survey puts gas at about 48% of U.S. homes' main water heating fuel and electricity at about 46%.
In a house this young the more likely call is an upgrade rather than a replacement: a bigger tank, a tankless unit where showers overlap, or a second heater for a far bathroom. If your builder's warranty is still running, we check the terms before touching a working unit.
DFW Airport's normals count 29.2 days a year at or below 32 degrees and 20.2 at or above 100. A garage heater on an outside wall needs its supply lines insulated for the first, and an upstairs closet or attic heater feels the second. In February 2021 Texas counted 246 deaths from Winter Storm Uri, 22 of them in Dallas County. Know where your main shut-off is, and that it turns.
Our shop is 4.2 miles from Liberty Grove Road in a straight line. A like-for-like swap takes 3 to 5 hours, and the written quote comes before the old heater is touched. Texas requires work for customers to be by a plumber licensed through the State Board of Plumbing Examiners, and Texas cities set their own permit rules, so we confirm what Rowlett requires and show any permit as its own line.

Usually not. The DOE gives a storage tank 10 to 15 years. Flush it yearly, check the anode rod around year three to five, and read the label date.
Listings show 1,983, 2,232 and 2,576 square feet, with the 2,232 square foot house a four-bedroom, three-bath plan.

Usually a 50-gallon tank, or 65 for a household with several people showering at once. The first hour rating matters more than the gallons.

The city has a Liberty Grove Elementary School, but the listings we found don't state a district, so confirm zoning for your address with the district.
NTMWD's sampled hardness was 122 to 160 mg/L in 2022 and 2023, about 7.1 to 9.3 grains per gallon, so sediment starts in year one. Flush yearly.
Possibly. A hybrid needs open air and a drain, which a small garage may not give. Tankless needs a vent and a gas line sized for it. We check both on the fit check.

Texas cities set their own permit rules, so we confirm what Rowlett requires and handle it. Any permit is its own line on the quote.
