Gas Water Heater Installation
40 to 80 gallon gas tanks on Atmos Energy gas, with the vent and sediment trap checked.
Same-day water heater installation in Rowlett is often possible for a like-for-like gas or electric tank when a matching unit is in stock and nothing about the heater's spot is changing. It is estimated at $1,400 to $2,900, the same as any like-for-like swap, and it takes 3 to 5 hours. Conversions, moves and new gas lines are scheduled after a fit check.
A dead or leaking heater is stressful, and the first half hour is mostly about limiting damage. Do these in order:
A gallon of water weighs 8.34 pounds, so a 50-gallon tank holds about 417 pounds of it. In an attic that is a lot to put through a ceiling, and it is why a leak above a finished room moves to the front of the queue.
Four things decide it, and we ask about each on the call:
| The job | Today? | Why |
|---|---|---|
| Gas or electric tank, same size, same spot | Often | Matching unit in stock; connections as expected |
| A different size of tank, same fuel | Often | Depends on stock; spot and vent unchanged |
| Attic or tight closet | Sometimes | Pan, drain line and access are checked first |
| Gas to electric, or the reverse | Scheduled | Gas line capped, vent closed or a new 240-volt circuit |
| Tank to tankless | Scheduled | Gas line, vent, wall and drain are all changed |
| Moving the heater | Scheduled | New pipe, vent or circuit to the new spot |
The same price logic applies either way: like-for-like is estimated at $1,400 to $2,900 whenever it happens. Same-day is a matter of availability, not a premium rate.
Give us the age, size and fuel from the label, where the heater sits (garage, closet, attic), and where the water is coming from if it is leaking. With those we can tell you whether it is a swap we can do today, give you an estimated range, and say what the written quote will contain.
The U.S. Department of Energy says a storage tank lasts 10 to 15 years, so if the date on the label is 2016 or earlier the call is likely a replacement and not a repair. The replacement page explains how to weigh the two, and the post on leaks covers the first steps in more detail.
Call with the age, size and fuel from the label and where the water is coming from.
Our shop is at 5311 Boyd Boulevard, 0.4 miles in a straight line from Main Street and 0.9 miles from the Downtown Rowlett DART station, which has 750 parking spaces and opened for rail on December 3, 2012. The Rowlett areas we list run out to 5.4 miles at Trails at Cottonwood Creek. Straight-line miles are a lower bound, so driving is a little longer, but the entire city is within a short drive of the shop.

Heaters fail on no particular schedule, but the weather decides when it hurts. DFW Airport's 1991 to 2020 normals count 29.2 days a year at or below 32 degrees and 20.2 at or above 100. A freeze takes out exposed pipes and puts load on every heater, and a 100-degree afternoon is when a garage or attic unit has the least margin. The coldest recorded morning at DFW was -8 degrees in February 1899, and February 2021 was a reminder that the grid can fail in one.
When the grid does fail, an electric tank is cold until power returns, while a standing-pilot gas tank keeps heating. That's a question for the replacement, not for the emergency, and it comes up on the gas page.
We read the label and look at the vent or the circuit and the water side, then write the quote and wait for your yes. The old tank is drained and removed, the new one set, piped, vented or wired, and filled and purged. A gas joint is leak-tested. The heater is lit or powered and run hot at a faucet, and the temperature is set to 120 degrees and measured, since the U.S. Consumer Product Safety Commission puts an adult's third-degree burn at about 5 minutes at 120 degrees and about 6 seconds at 140.
Where the City of Rowlett requires a permit, it is part of the work and left ready for inspection, and the old heater leaves with us. A like-for-like job closes in 3 to 5 hours.
An emergency swap is a chance to avoid the next one. Rowlett's water is moderately hard according to the North Texas Municipal Water District, whose sampled treated hardness ran 122 to 160 mg/L in 2022 and 2023, about 7.1 to 9.3 grains per gallon. Ask for a drain valve you can reach, so a yearly flush is easy, and for an expansion tank if the plumbing is a closed system. If the heater is above a ceiling, ask for a drain pan with a drain line so the next leak stays small.
No premium line. Like-for-like is estimated at $1,400 to $2,900, an attic or code-update job at $2,200 to $3,800, and tankless conversion at $3,800 to $7,500, and the written quote you approve is the price. A same-day job has fewer choices, because the unit has to be the one in stock. If you'd rather wait a few days to get a specific size or model, say so, and we can price both.

Tanks on a dedicated 240-volt circuit. No flue, so they fit closets and attics.

A leaking water heater needs fast action. Shut off the water, power or gas, then call a plumber. Here are the steps, in order, and what not to do.
Read the guideYour water heater's rating label shows its age, size and fuel. Here is how to read the serial number and what to tell a plumber when you call.
Read the guideEight signs a water heater is near the end of its life, from rusty water and rumbling noises to leaks at the base, and what to do about each.
Read the guideCall and ask. A straight answer and an estimated range on the call, before anybody drives over.

There is no premium line. A like-for-like tank is estimated at $1,400 to $2,900, and the written quote you approve is the price. An attic job or one with code updates is estimated at $2,200 to $3,800.
3 to 5 hours for a like-for-like tank, from the fit check to hot water tested at a tap.
Close the cold-water valve above the heater, switch off the breaker or turn the gas control off, and open a hot tap upstairs to ease the pressure. Photograph the label for us.
A 50-gallon tank holds about 417 pounds of water at 8.34 pounds a gallon, so a tank that fails above a ceiling can do real damage in minutes. That is why attic and upstairs leaks come first.
The age, size and fuel from the label, where the heater sits, and where any water is coming from. A photo of the label by text is enough.
Conversions to tankless, changes between gas and electric, and moves to a new spot are scheduled after a fit check, because they change the gas line, vent, circuit or pipe.

Yes. The quote comes before the old heater is touched, listing the unit, labor, code items, any permit and the haul-away, and nothing starts until you've read it.
Texas cities set their own permit rules, so we confirm what Rowlett requires. Where a permit applies it is part of the job and the work is left ready for inspection.
It is drained, disconnected and hauled away on the same visit.
120 degrees, which the U.S. CPSC recommends. At that setting an adult takes about 5 minutes to a third-degree burn, against about 6 seconds at 140. We measure the real temperature at a tap before we leave.
