Water Heater Replacement
Like-for-like swaps and size changes, with the old heater drained and hauled away.
Water heater installation in Lakeshore Park Estates, the Rowlett subdivision around Scenic Drive on the Rockwall County side, usually means replacing a second or third tank. Listings show homes built from 1990 to 1998, zoned to Rockwall ISD, so original tanks are 28 to 36 years old. A tank with code updates is estimated at $2,200 to $3,800.
Lakeshore Park Estates is a named community in Rowlett on streets such as Scenic Drive, Bayshore Lane and Woodlake Drive, close to Lake Ray Hubbard. Its listings place it on the Rockwall County side of the city and in Rockwall ISD, with Doris Cullins-Lake Pointe Elementary, J.W. Williams Middle and Rockwall High School as the assigned schools. One Scenic Drive listing describes a cul-de-sac just across the street from the lake.
The build years on the listings we found run from the early 1990s to the late 1990s: homes from 1990, 1991, 1996 and 1998. These are individual addresses, not a census of the subdivision, but they agree on the decade. We don't use the name Scenic Point for this area, because we couldn't find that as a recorded neighborhood anywhere.

A house built in 1990 is 36 years old in 2026, and one built in 1998 is 28. The U.S. Department of Energy gives a storage tank 10 to 15 years, so dividing gives between 1.9 and 3.6 heaters. A Lakeshore Park Estates house is therefore usually on its second or third, and the date on the current tank is more useful than the age of the house.
A replacement fitted between 2010 and 2016 is now inside the DOE's range, and one from the 2000s is past it. If you bought the house recently, ask whether the heater was changed and check the label, because it is easy to assume a tank is newer than it is.
Installs from the 1990s often predate three habits that are routine now. An expansion tank on a closed plumbing system, where a pressure-reducing valve or backflow device keeps expanding water from going back to the street. A drain pan with its own drain line where a leak could reach a ceiling. And a relief valve pipe that runs to a safe spot and stops short of the floor.
The numbers behind the first are small but real. A 50-gallon tank heated from 50 to 120 degrees makes about 0.57 gallon of extra water, and in a closed system the pressure climbs toward the relief valve's 150 psi, against the model code's 80 psi limit for static pressure. A tank with those code updates is estimated at $2,200 to $3,800, against $1,400 to $2,900 for a swap with nothing to add. The expansion tank page explains the arithmetic.

Rowlett crosses a county line: Dallas County holds most of it, with Garland ISD, and Rockwall County holds a smaller part, with Rockwall ISD. Lakeshore Park Estates is on the Rockwall County side, which is why its schools differ from Waterview's or Dalrock's. For a water heater the county line changes nothing about the water or the gas, which come from the same utilities, but it is a reminder to confirm the address when you call.
Texas cities set their own permit rules and may amend the model codes by ordinance, so we confirm what the City of Rowlett requires for your address and show any permit as its own line on the quote.
Rowlett buys treated water from the North Texas Municipal Water District, which calls it moderately hard because of minerals in Lavon Lake. NTMWD's tables show 183 mg/L total hardness in January 2015 and 122 to 160 mg/L in sampled months of 2022 and 2023, about 7.1 to 9.3 grains per gallon. A tank in a 1990s house has been through that water for years, and an old tank that has never been flushed has a thick layer of sediment. If the tank is a recent replacement, a yearly flush is the cheapest way to stretch it. See the flushing guide.

Atmos Energy delivers gas in Rowlett and Oncor delivers electricity, so a 1990s house can usually choose. The EIA's 2020 survey puts gas at about 48% of U.S. homes' main water heating fuel and electricity at about 46%. A like-for-like gas tank is estimated at $1,400 to $2,900, an electric tank at $1,400 to $2,800, a hybrid at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500. After Winter Storm Uri in February 2021, which the Texas health department counted at 246 deaths statewide, 22 in Dallas County, some households chose a standing-pilot gas tank on purpose. It is worth deciding that before the old tank fails.
Our shop is 4.3 miles from Scenic Drive in a straight line. A like-for-like swap takes 3 to 5 hours, an attic or relocation job most of a day, and the written quote comes before the old heater is touched. Texas requires work for customers to be done by a plumber licensed through the State Board of Plumbing Examiners.

A tank water heater usually lasts 8 to 12 years in North Texas. See how moderately hard water and maintenance change that, and when to plan a swap.

About 0.57 gallon for a 50-gallon tank heated from 50 to 120 degrees. A closed system with no expansion tank sends that pressure toward the relief valve.
