Water heater installation near Downtown Rowlett Station covers homes within about a mile of the DART Blue Line's northern terminus at 5000 Martin Drive, which opened for rail on December 3, 2012. The station has 750 parking spaces and 1,106 average weekday riders in fiscal 2025. Our shop is 0.9 miles away. Estimated $1,400 to $3,800 for a tank.
The station at 5000 Martin Drive began as a bus facility, the Rowlett Park and Ride, which opened on May 22, 2000, on a former Missouri-Kansas-Texas rail corridor DART had bought for future light rail. Before it, commuters parked at Christian City Church about 3.5 miles east at Lakeview Parkway and Dalrock Road, and DART paid the church $10,000 a year. Groundbreaking for the rail extension was on March 25, 2011, testing began in April 2012, and rail service opened on December 3, 2012, when the facility took the name Downtown Rowlett station.
Since then it has had a few changes. A shuttle linking the station to Greenville began in September 2016, and DART introduced a parking permit system on May 7, 2018, with some lot segments reserved on weekdays for drivers with a free permit available to residents of DART's 14 member cities. Fiscal year 2025 saw 1,106 average weekday riders, up 5%.

DART's City Spotlight on Rowlett says the station has been a catalyst for Main Street, attracting businesses and prompting wider sidewalks, lighting and landscaping, and that several apartment communities opened nearby, among them the Village of Rowlett, which has the public library on its ground floor. The station is about a quarter mile south of Lakeview Parkway in the historic downtown.
For a heater, that means a mixed neighborhood: older houses, and new multifamily buildings whose hot water is often a shared or central system. We install water heaters in individual homes, and don't service shared systems in apartment buildings. If you own or rent a single-family house nearby, this page is for you.
A household that catches a train leaves at about the same time, so its showers cluster. That is the peak a heater is sized for, and the number to look at is the first hour rating on the energy label, the hot water a tank delivers in an hour of heavy use. For a tankless unit the sum is flow: two showers at the U.S. EPA WaterSense cap of 2.0 gallons a minute plus a bathroom tap at 1.5 gives 5.5 gallons a minute, and 5.5 x 500 x 65 degrees of rise is 178,750 BTU an hour of output.
A tank that recovers in an hour suits a household that showers in sequence. One whose members all shower in the same fifteen minutes may want a bigger tank or a tankless unit. The sizing guide shows how to count.

We don't have verified year-built figures for the streets around the station, and we won't guess. A city that became a municipality in 1952 with 250 people and reached 62,535 in 2020 has few houses older than the lake boom, and those cluster near Main Street. The older the house, the more the connections matter: the shut-off valve, the connectors, the gas line and vent, and the relief pipe. The downtown page has the list we check.
A tank with code updates or attic access is estimated at $2,200 to $3,800, and a like-for-like swap at $1,400 to $2,900. The U.S. Department of Energy gives a storage tank 10 to 15 years, so the label date decides whether to repair or replace.
Older houses add their own sediment to the hardness NTMWD describes, so a tank that has never been flushed deserves a gentle first flush, a few gallons at a time. The district's January 2015 figure of 183 mg/L, or 10.7 grains per gallon, is the high mark in the tables we found. The flushing guide has the steps.

A hybrid is estimated at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500. In an older house the gas line and the space decide the tankless question, and the tankless page shows the arithmetic. Our shop is 0.9 miles from the station, so most jobs here are a short run, and the quote comes in writing before the old heater is touched.

The morning rush is the peak. Three or four people usually need 40 to 50 gallons, five or more 65 or more, and the first hour rating matters more than the gallons.
About 0.9 miles in a straight line from 5311 Boyd Boulevard, one of the shortest runs on our list.
We have no verified year-built data for those streets. Older houses are likelier near Main Street, so we check the connections and vent on every job.

It can be. The DOE puts the efficiency gain at 24% to 34% for homes using 41 gallons a day or less, and the gas line decides the cost. It is estimated at $3,800 to $7,500.
Texas cities set their own permit rules, so we confirm what Rowlett requires. Any permit is its own line on the quote.
