Hybrid Heat Pump Water Heater Installation
Electric tanks that pull heat from the air, with the condensate drain planned in.
Water heater installation in the Vineyards, the Rowlett community around Barolo Drive and Merlot Circle, covers two eras: listings show homes built in 2015 and 2019, and a real estate guide describes older late-1990s houses. A 2015 tank is 11 years old in 2026, inside the DOE's 10 to 15 year range. Estimated $1,400 to $2,900 for a like-for-like swap.
The Vineyards is a Rowlett community whose streets carry wine names: Barolo Drive, Merlot Circle and Loire Valley Drive. A listing for 6913 Barolo Drive shows a four-bedroom, three-bath home of 3,521 square feet, built in 2015, with a mandatory HOA fee of $575 a year. A listing for 6604 Merlot Circle shows a four-bedroom home of 3,002 square feet, built in 2019. Listings mention a community pool, a playground and lake access for kayaking.
The build years pose a puzzle. A local real estate guide describes the Vineyards as mostly traditional brick homes from the late 1990s to early 2000s, while the two listings we found are much newer, and other sources place it differently relative to the lake. We can't settle that from here. The practical answer is that a house in the Vineyards may be from either era, so the label on the heater is the evidence, and the street name isn't. We also don't state a school district, because the sources we found don't give one.
| Address | Built | Size | Notes |
|---|---|---|---|
| 6913 Barolo Drive | 2015 | 3,521 sq ft, 4 bed, 3 bath | HOA $575 a year (listing) |
| 6604 Merlot Circle | 2019 | 3,002 sq ft, 4 bed | Pool and playground in the community (listings) |
A 2015 house has had its original heater for 11 years in 2026, and the U.S. Department of Energy gives a storage tank 10 to 15 years. That means a tank in a 2015 Vineyards house is inside the range with between zero and four years left, so this is where planning, not panic, begins. A 2019 house is at 7 years and has between 3 and 8 left.
For a house from the late 1990s, if that older stock is real, the arithmetic is different: 28 to 30 years, which is two to three heaters. Either way the sensible first step is to photograph the label and write the date where you'll find it. The label guide shows where the year hides, and the lifespan guide explains the anode rod.
| House built | Tank age if original | Years left in the range |
|---|---|---|
| 2019 | 7 | 3 to 8 |
| 2015 | 11 | 0 to 4 |
| Late 1990s | About 28 to 30 | Past it; second or third heater |
The Vineyards sits at the water's edge of Rowlett's south shore, and Paddle Point Park, the launch for Texas Parks and Wildlife's Paddle Point Creek Paddling Trail, is about 0.2 miles away in a straight line. The trail is about 6.4 miles on Lake Ray Hubbard, and TPWD warns that strong wind can make paddling hard. The park's size is reported as 1.4 acres in one source and 27 in others, so we don't state an acreage.
For a heater, the lake mainly means wind and a garage that takes it. A garage heater on an outside wall needs insulated supply lines for freezes, and a gas tank's flue needs a sound termination. The garage page covers the rules.

Lake Ray Hubbard is 22,745 acres and owned by the City of Dallas. It isn't Rowlett's tap-water source. Rowlett buys treated water from the North Texas Municipal Water District, which describes it as moderately hard because of minerals in Lavon Lake. NTMWD's tables show 183 mg/L total hardness in January 2015, which is 10.7 grains per gallon by the district's divide-by-17.12 rule, and 122 to 160 mg/L in sampled months of 2022 and 2023. A Vineyards tank has met that water for its whole life.
A flush once a year and an anode rod check in the third to fifth year are the cheapest ways to get a tank near the long end of its range. If your tank has never been flushed and is over 8 years old, flush it gently, a few gallons at a time. The flushing guide explains.
The Vineyards is one of the most connected spots on our list, with the lake's parks and three communities within a mile.

A like-for-like tank is estimated at $1,400 to $2,900, and a tank with code updates or attic access at $2,200 to $3,800. A hybrid heat pump heater is estimated at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500. In homes of 3,000 to 3,500 square feet with four bedrooms, the question is often capacity: a 50-gallon tank does well for three or four people, and a household of five or more usually wants 65 gallons or a tankless unit. The sizing guide has the reasoning.
Atmos Energy delivers gas in Rowlett and Oncor delivers electricity. The EIA's 2020 survey puts gas at about 48% of U.S. homes' main water heating fuel and electricity at about 46%. If your Vineyards house is all-electric with a roomy garage and a drain, ENERGY STAR's table for four people shows a heat pump heater saving $550 a year against a standard electric tank, with a 2.7-year payback on an extra $1,503. The hybrid page explains what it needs.
DFW Airport's normals count 29.2 days a year at or below 32 degrees and 20.2 at or above 100. Our shop is 2.8 miles from the Vineyards in a straight line, one of the shorter runs on our list. A like-for-like swap takes 3 to 5 hours, and the written quote comes before the old heater is touched. Texas requires work for customers to be by a plumber licensed through the State Board of Plumbing Examiners, and Texas cities set their own permit rules, so we confirm what Rowlett requires.

A tank water heater usually lasts 8 to 12 years in North Texas. See how moderately hard water and maintenance change that, and when to plan a swap.
