Water Heater Replacement
Like-for-like swaps and size changes, with the old heater drained and hauled away.
Water heater installation near Paddle Point Park covers the south-shore homes around the launch for Texas Parks and Wildlife's 6.4-mile Paddle Point Creek Paddling Trail. The Vineyards is about 0.2 miles away, and listings there show homes from 2015 and 2019. Our shop is 2.7 miles away. A tank is estimated at $1,400 to $3,800.
Paddle Point Park is the access point for the Paddle Point Creek Paddling Trail, which Texas Parks and Wildlife lists at about 6.4 miles on Lake Ray Hubbard, with GPS coordinates of 32.8923, -96.5369 for the launch. TPWD estimates a paddle at 2 to 8 hours depending on the route, and says paddlers can do part of the trail. Dividing 6.4 miles by 8 hours and by 2 hours gives average speeds of 0.8 to 3.2 miles an hour.
TPWD warns that strong wind can make paddling on the lake hard, and lists an unimproved emergency take-out on the west side near the Rowlett Community Centre. Directions from Dallas run east on Interstate 30 to exit 64, onto Dalrock Road, left on Miller Road and right at the park entrance before the bridge. The park's size is reported as 1.4 acres by one local guide and as 27 acres by others, so we give no acreage.
The nearest community on our list is the Vineyards, 0.2 miles from the park in a straight line, with Lake Shore Village, Pecan Grove Park and Sapphire Bay each within about a mile. Listings in the Vineyards show a 2015 home of 3,521 square feet on Barolo Drive and a 2019 home of 3,002 square feet on Merlot Circle. A real estate guide describes some older late-1990s houses nearby, and we can't confirm that from here.
That puts a 2015 tank at 11 years old in 2026, inside the U.S. Department of Energy's 10 to 15 year range with up to four years left, and a 2019 tank at 7. The Vineyards page has the details, and the replacement page explains how to plan a swap.
TPWD marks an emergency take-out on its trail because wind can turn a calm paddle into a hard one. A house has the same kind of point: places to stop things quickly when something goes wrong. For a water heater there are three, and it takes ten minutes on a calm day to find them.
Turn each a quarter-turn and back, to be sure it moves. The leak guide takes you through what to do in order.

It is natural to assume a house beside the water drinks from it. Lake Ray Hubbard is owned by the City of Dallas, and Rowlett's tap water comes from the North Texas Municipal Water District, which describes it as moderately hard because of minerals in Lavon Lake. Its tables show 183 mg/L total hardness in January 2015, 10.7 grains per gallon by the district's divide-by-17.12 rule, and 122 to 160 mg/L in sampled months of 2022 and 2023.
A tank near the launch meets the same water as one across town. A yearly flush from the first year and an anode rod check in the third to fifth year keep a young tank toward the long end of its life. The flushing guide has the steps.
The park sits among the south shore's newer communities and civic sites.

Wind is the one thing TPWD says to check before paddling, and it is a fair thing to check for a vent too. A gas tank's flue needs a sound termination and clearance, and a tankless vent run is measured against the maker's limits. DFW Airport's normals count 29.2 days a year at or below 32 degrees and 20.2 at or above 100, so garage heaters on outside walls get insulated supply lines.
A like-for-like tank is estimated at $1,400 to $2,900, and a tank with attic access or code updates at $2,200 to $3,800. A hybrid heat pump is estimated at $3,000 to $5,500 and a tankless conversion at $3,800 to $7,500. In an all-electric home, ENERGY STAR's table for four people shows $550 a year saved by a heat pump heater against a standard electric tank. Atmos Energy delivers the gas and Oncor the electricity, and the EIA's 2020 survey puts gas at about 48% of U.S. homes' main water heating fuel against 46% for electricity.
Our shop is 2.7 miles from the park in a straight line, one of the shorter runs on our list. A like-for-like swap takes 3 to 5 hours, and the written quote comes before the old heater is touched. Texas requires work for customers to be by a plumber licensed through the State Board of Plumbing Examiners, and Texas cities set their own permit rules, so we confirm what Rowlett requires.

No. Lake Ray Hubbard is owned by Dallas. Rowlett's water comes from the North Texas Municipal Water District and is moderately hard.

It can. A vent has to stay within the maker's limits for length and bends, and the termination is checked on site.
Texas cities set their own permit rules, so we confirm what Rowlett requires. Any permit is its own line on the quote.
