Tankless Water Heater Installation
Wall-hung units sized by flow rate, with the gas line and vent worked out up front.
Water heater installation in Waterview, the master-planned community around Waterview Parkway in north Rowlett, is mostly a replacement job. Listing records show homes built from about 2000 to 2005, so original tanks are 21 to 26 years old and most houses have had at least one swap. Estimated $1,400 to $3,800, depending on where the heater sits.
Waterview is the master-planned community in north Rowlett around Waterview Parkway, built around a public golf course. Listings describe it as 725 acres, with a clubhouse pool, tennis and pickleball courts, stocked ponds and trails. That acreage is listing marketing, not a surveyed figure, so take it as a rough size. What the listings do agree on is the schedule: homes were built phase by phase from about 2000 to 2005, and the school district is Garland ISD.
The phases show up in the listing records as year-built dates: a Phase 5a home built in 2000, a Phase 2 home in 2001, a Villas at Waterview home in 2004 and a Phase 8c home in 2005. A community built over six years has heaters of six different original ages, which is why the label date, not the neighborhood, is the starting point for any job here.
| Section | Year built on the listing |
|---|---|
| Phase 5a | 2000 |
| Phase 2 | 2001 |
| Villas at Waterview, Phase 3 | 2004 |
| Phase 10 | 2004 |
| Villas at Waterview, Phase 2 | 2005 |
| Phase 8c | 2005 |
In 2026 a house built in 2000 is 26 years old and one built in 2005 is 21. The U.S. Department of Energy gives a storage tank 10 to 15 years, and many installers plan on 8 to 12 where the water is hard. Dividing 21 to 26 years by 10 to 15 gives between 1.4 and 2.6 heaters, so the typical Waterview house is on its second heater, and an early-phase house with an unlucky first tank may be on its third.
That has two practical consequences. If your tank is the original, it is far past any published life and you are borrowing time, so the job is when, not whether. If it was replaced around 2012 to 2016, you are now inside the range and should know the date on the label. The label guide shows where the serial number hides the year.
A heater installed around 2000 was fitted to the practice of the time, and later replacements often copied it. Three items are worth checking on any Waterview tank. First, an expansion tank, where a pressure-reducing valve or backflow device has closed the plumbing: the model code's limit for static pressure is 80 psi, and a relief valve opens at 150, so an unprotected closed system can swing across a wide gap. Second, a drain pan with its own drain line wherever a leak could reach a ceiling. Third, the gas shut-off, sediment trap and relief discharge pipe on a gas tank.
A tank with code updates or attic access is estimated at $2,200 to $3,800, against $1,400 to $2,900 for a like-for-like swap with nothing to add. The model code doesn't require a pan when you replace a heater that never had one, but we price it as an option, and the attic page explains why.

Waterview Golf Club is a public 18-hole course that opened in 2000. It is a par 72 layout, the longest tees measure about 7,191 yards in most sources, and the black tees carry a course rating of 74.5 and a slope of 133. One source says it was laid out over flat pasture with about 15 acres of lakes. Sources disagree about who designed it, so we don't name a designer.
What matters for a heater is the setting. Houses backing onto fairways and ponds are on the same water supply as the rest of Rowlett, and the same moderately hard water from the North Texas Municipal Water District, so the golf course doesn't change the heater. It does mark which phase you are in, since the earliest phases sit closest to it. Our shop is 4.0 miles from the clubhouse area, and the Waterview Golf Club page covers the homes around it.
NTMWD describes its treated water as moderately hard because of minerals from Lavon Lake. Its analysis tables show 183 mg/L total hardness in January 2015, which is 10.7 grains per gallon by the district's divide-by-17.12 rule, and 122 to 160 mg/L in sampled months of 2022 and 2023. A tank in Waterview has been working in water in that range since 2000.
Twenty years of scale is the likeliest reason a Waterview tank rumbles. If the tank is a younger replacement, a flush once a year and an anode rod check in the third to fifth year are the cheapest ways to stretch it. The flushing guide has the steps.
Gas in Rowlett is delivered by Atmos Energy, and electricity by Oncor, so a Waterview house can usually run either fuel and a replacement is a chance to rethink it. The EIA's 2020 survey puts natural gas at about 48% of U.S. homes' main water heating fuel and electricity at about 46%, so neither is unusual. A like-for-like gas tank is estimated at $1,400 to $2,900 and an electric tank at $1,400 to $2,800. A tankless conversion is estimated at $3,800 to $7,500 and a hybrid at $3,000 to $5,500.
Which suits a household is a matter of the house: where the heater sits, what the gas line can carry, and how many people shower at once. The sizing guide and the tankless page set out how to decide.

DFW Airport's 1991 to 2020 normals count 29.2 days a year at or below 32 degrees and 20.2 days at or above 100, with a January normal low of 36.1 and a July normal high of 95.6. A garage tank on an outside wall feels both ends. In February 2021 Texas counted 246 deaths from Winter Storm Uri, 22 of them in Dallas County, and a household that wants hot water in an outage should ask which ignition a gas tank uses.
Our shop at 5311 Boyd Boulevard is 4.4 miles from Waterview in a straight line. A like-for-like swap takes 3 to 5 hours, an attic or relocation job most of a day, and the quote comes in writing before the old heater is touched. Texas cities set their own permit rules, so we confirm what Rowlett requires and show any permit as its own line.

Listing records show homes built phase by phase from about 2000 to 2005, for example a Phase 5a home in 2000 and a Phase 8c home in 2005.
If the house dates from 2000 to 2005 and the tank is that old, it is far past the DOE's 10 to 15 year range. Read the date on the label to be sure.
Dividing a 21 to 26 year house age by a 10 to 15 year tank life gives about 1.4 to 2.6, so most are on their second, and some on a third.

Maybe. The DOE puts the efficiency gain at 24% to 34% for homes using 41 gallons a day or less. The gas line decides the cost, and the job is estimated at $3,800 to $7,500.
