Water Heater Replacement
Like-for-like swaps and size changes, with the old heater drained and hauled away.
Gas water heater installation in Rowlett swaps a 40 to 80 gallon tank on Atmos Energy gas and brings the vent, shut-off, sediment trap and relief line up to current practice. A like-for-like gas tank is estimated at $1,400 to $2,900. Nationally 48% of homes heat water with gas and 46% with electricity, so neither fuel is unusual.
Rowlett's gas comes from Atmos Energy, whose Mid-Tex division serves about 1.8 million customers in 550 communities across the Dallas area, according to a June 2025 City of Austin presentation. That reach is why a gas line already runs to the water heater in so many Rowlett houses, and why swapping a gas tank for another gas tank is the shortest, cheapest job there is.
The U.S. Energy Information Administration's 2020 survey puts natural gas at about 48% of American homes' main water heating fuel and electricity at about 46%. Rowlett isn't an outlier, and neither fuel is a mistake. What decides it in a given house is the plumbing already in place, and the table shows how the options compare on the numbers that change the decision.
| Gas tank | Electric tank | Gas tankless | |
|---|---|---|---|
| Estimated installed range | $1,400 - $2,900 | $1,400 - $2,800 | $3,800 - $7,500 |
| Life, per U.S. DOE | 10 - 15 years (storage) | 10 - 15 years (storage) | More than 20 years |
| Needs a vent | Yes | No | Yes, its own |
| Needs a gas line | Yes, usually the existing one | No | Yes, usually a larger one |
| Works in a power cut | Depends on the ignition type | No | No |
The ranges are our own estimates, not quotes. The DOE lifetimes come from its Energy Saver pages and are broader than the 8 to 12 years many installers plan on in hard water, which is covered below.
A gas tank is easy to carry in and easy to connect badly. These are the checks that come before it is lit, in the order they happen on site:
Those six are model-code items from the International Code Council's residential and plumbing codes. Texas cities adopt those codes by ordinance and may amend them, so Rowlett's adopted edition is what governs a given job. We confirm it before the quote.
A garage is the usual home for a Rowlett gas tank. Fumes from fuel, paint thinner and solvents are heavier than air and gather near the floor, so the model residential code raises the ignition source of any gas appliance in a garage to at least 18 inches above the slab. That is why a gas tank in a garage has traditionally sat on a stand. Since about 2003 most new residential gas tanks have been built to resist igniting vapors outside the tank (the industry calls it FVIR), and the model fuel gas code lets a floor-mounted FVIR tank skip the 18 inches unless the maker or the local code says otherwise. An older tank without that listing, found on the floor of a garage, is a code item on the quote.
A closet is different: the heater needs air to burn. Louvers or ducts bring combustion air in, usually one opening high and one low, and a closet door that has been taped over or stacked against can starve the burner and let it soot up. A carbon monoxide alarm nearby is cheap protection.
An attic is the riskiest. The model plumbing code asks for a drain pan, at least 1.5 inches deep with a 3/4 inch drain, under a storage heater wherever a leak could cause damage, and a gas unit also needs a vent that stays sound and a safe way in. The pan is not required when replacing a heater that had none, but it is the cheapest protection against a ceiling repair, and we price it as an option. The attic installation page and the garage page cover each in detail.
The North Texas Municipal Water District describes its treated water as moderately hard, mainly from minerals in Lavon Lake. Its own conversion rule is to divide total hardness in milligrams per litre by 17.12 to get grains per gallon. NTMWD's monthly analysis tables for treated water at its Wylie plant show total hardness of 122 mg/L in October 2022, 160 in February 2023 and 150 in May 2023. Divided by 17.12 that is about 7.1, 9.3 and 8.8 grains per gallon. Those are sampled months at one plant, not a yearly average, but they put the water firmly in the range that leaves scale.
On a gas tank the scale falls to the bottom, directly above the burner. Sediment there insulates the water from the flame, so the burner runs longer for the same hot water, and it holds heat against the steel of the tank bottom. That is the reason a tank that has never been flushed rumbles. A flush once a year and a check of the anode rod every few years are the two cheapest ways to keep a gas tank toward the long end of its life. The flushing guide has the steps.
Tell us the age, size and location of the old tank and you get an estimated range on the call.
A like-for-like gas tank, 40 to 50 gallons, in a garage where everything can be reached, is estimated at $1,400 to $2,900. A tank that needs code updates or sits in an attic is estimated at $2,200 to $3,800. Going to tankless is estimated at $3,800 to $7,500. These are our estimated ranges, and the written quote is the price.
Inside the first range the unit and the labor are the bulk of it. The lines that move a quote are the ones the old install left out: a new shut-off and flex connectors, a sediment trap, the relief discharge pipe, an expansion tank where the system is closed, a stand in the garage, and the permit where Rowlett requires one. The old heater leaves with us, and that is on the quote too. If a quote you hold lists none of these, it is not the same job, and the cost guide explains how to compare.
DFW Airport's 1991 to 2020 normals count 29.2 days a year at or below 32 degrees and 20.2 days at or above 100. A garage heater on an outside wall feels the freeze days, which is why exposed pipes get insulated, and an attic heater feels the hot ones.
The harder test was February 2021. Texas's health department counted 246 deaths from Winter Storm Uri, 22 of them in Dallas County, and the grid failed for days. A gas tank with a standing pilot or a thermocouple keeps heating without power, while a model with an electronic igniter does not. If outage resilience matters to you, ask which ignition your tank uses before you buy it, and keep a carbon monoxide alarm working. Gas tankless units, for comparison, need electricity for their fan and controls.
The U.S. Consumer Product Safety Commission recommends 120 degrees Fahrenheit. Its published burn times for an adult are about five minutes of exposure at 120, thirty seconds at 130, six seconds at 140 and two seconds at 150 degrees. A dial is not a thermometer, so the check we make after every install is a thermometer reading at the nearest tap. Lowering the setting also slows sediment and saves gas, and a household that needs hotter water for a dishwasher can use one with a booster heater instead.
A like-for-like gas swap usually takes 3 to 5 hours. The first half hour is the fit check and the quote in writing. Then the gas is shut off at the valve, the old tank is drained and disconnected, and the new unit is set on its stand, piped, vented and connected. The gas joint is tested with leak solution, the tank is filled and purged of air, and the burner is lit and checked for a steady blue flame and a clean draw at the vent. The last step is running hot water at a faucet and measuring the temperature.
Conversions to tankless, moves from an attic and new gas lines can take most of a day. They are scheduled after the fit check, and the replacement page and same-day page show which jobs are which.
In Texas, plumbing for customers needs a license from the Texas State Board of Plumbing Examiners, and the license can be looked up on the Board's website. Chapter 1301 of the Occupations Code carves out one exception: a property owner does not need a license to do plumbing in their own homestead. That exception is about the license, and it doesn't relax the code, so a gas joint you tighten yourself still has to be tested.
Permits are set by the City of Rowlett and can change, and Texas lets each city amend the model codes by ordinance after a public hearing (Local Government Code 214.212). So we don't work from memory. For each job we confirm what Rowlett requires, pull the permit where one applies, and show it as its own line on the written quote.
Our address, 5311 Boyd Boulevard, is about 0.4 miles from Main Street and 0.9 miles from the Downtown Rowlett DART station, in straight-line terms. The jobs where a gas swap most often comes with code updates are older houses, where a second or third heater is due: listing records show houses from 1983 in Dalrock Estates and from 1990 to 1998 in Lakeshore Park Estates. Newer communities such as Lake Park, Trails at Cottonwood Creek and Lake Shore Village are mostly new builds with younger heaters.
| Area | Miles | Typical house age |
|---|---|---|
| Downtown Rowlett | 0.4 | Historic downtown, mixed ages |
| Lake Park | 2.2 | New, still being built |
| Lake Shore Village | 3.4 | New Windsor Homes builds |
| Dalrock | 3.8 | 1980s and later |
| Trails at Cottonwood Creek | 5.4 | New |

Call (972) 472-8210A like-for-like 40 to 50 gallon gas tank is estimated at $1,400 to $2,900. A tank that needs code updates or sits in an attic is estimated at $2,200 to $3,800. These are estimates, and the price is the written quote, which lists the unit, labor, code items, any permit and the haul-away separately.
Most like-for-like gas swaps take 3 to 5 hours. Attic installs, moves and conversions to tankless can take most of a day because the vent, the gas line and the connections all have to be changed and tested.
The model residential code puts the ignition source of a gas appliance in a garage at least 18 inches above the floor, so the tank sits on a stand. A tank listed as flammable-vapor-ignition-resistant (most new ones since about 2003) can be exempt unless the maker or local code requires the height. Rowlett's adopted edition governs, and we confirm it before we quote.
It depends on the ignition. A standing pilot or thermocouple model keeps heating without power. An electronic igniter does not, and a gas tankless unit needs power for its fan and controls. Ask which type you have or are buying.
Every gas joint is leak-tested with solution before the burner lights, and a shut-off and sediment trap go on the line. If you smell gas at any time, leave the house and call your gas utility or 911 from outside.
Only for a reason. Gas is about 48% of U.S. main water heating fuel against 46% for electricity, so neither is odd. Switching means capping the gas line, closing the vent and adding a 240-volt circuit, and each step is a line on the quote. Gas tanks recover faster, and electric tanks avoid the vent.
Texas cities set their own permit rules and can amend the model codes, so we confirm what Rowlett requires for each job instead of assuming. Where a permit applies it is a separate line on the quote, and the work is left ready for inspection.
Most households of two to four people do well with 40 or 50 gallons. The useful figure is the first hour rating, how much hot water a tank delivers in an hour of heavy use, which can make a smaller gas tank match a larger electric one. Sizing starts from how many people shower at the same time.
The U.S. Department of Energy gives storage tanks 10 to 15 years, and many installers plan on 8 to 12 in hard water. NTMWD's treated water is moderately hard, with sampled hardness of 122 to 160 mg/L in 2022 and 2023, so flushing yearly and checking the anode rod are the habits that matter.
The U.S. Consumer Product Safety Commission recommends 120 degrees. At that setting an adult takes about five minutes to a third-degree burn; at 140 degrees it is about six seconds. We check the real temperature at a tap with a thermometer after every install.
A property owner doesn't need a plumbing license for their own homestead under section 1301.051 of the Occupations Code, but the work still has to meet code, and a gas leak is not a small mistake. If you do it, test every joint and expect the same permit rules to apply.
It is drained, disconnected and hauled away on the same visit, and that removal is a line on the written quote, so you don't have to find a way to move a 100 pound tank.
