Tankless Water Heater Installation
Wall-hung units sized by flow rate, with the gas line and vent worked out up front.
Water heater installation near Rowlett Community Park covers a north-Rowlett area where homes were built in three waves: Waterview from about 2000 to 2005, Liberty Grove from 2018, and new builds at Trails at Cottonwood Creek. One source puts the park at 137 acres. Heaters here range from past the DOE's 10 to 15 year range to brand new. Our shop is 3.8 miles away.
Livability's article on Rowlett describes Rowlett Community Park as a 137-acre park with fishing piers, shaded playgrounds, ballfields, hiking trails and picnic areas, and says the city's park system has 15 parks. We couldn't confirm the acreage from the City of Rowlett, so treat 137 acres as one source's figure. Some disc golf listings turn up in the same search results, but they belong to other parks, and we don't claim any for this one.
To get a feel for the scale, 137 acres is 5,967,720 square feet at 43,560 to the acre. Lake Park, the 142-home Cambridge community, is 35 acres, so the park is about 3.9 times larger. If every acre were a 4,950 square foot lot, as on one Lake Park listing, 137 acres would hold well over a thousand of them, before roads. A park that size is a big open space in the middle of north Rowlett.
The communities around the park were built in three waves, and the U.S. Department of Energy's 10 to 15 year range for a storage tank puts each at a different point. Listings show homes in Waterview built from about 2000 to 2005, homes in Homestead at Liberty Grove built in 2018 and 2020, and new-build plans at Trails at Cottonwood Creek. This table sets the arithmetic side by side:
| Neighbor | Distance | Build years seen | Original tank in 2026 | Left in the 10-15 yr range |
|---|---|---|---|---|
| Waterview | 0.7 mi | About 2000 to 2005 | 21 to 26 years | None: past it |
| Liberty Grove | 1.1 mi | 2018 and 2020 | 6 to 8 years | 2 to 9 years |
| Trails at Cottonwood Creek | 1.6 mi | New builds | New | Most of it |
The three rows are three different jobs: replacing a second or third tank in Waterview, looking after a young tank in Liberty Grove, and sizing a heater to the plan in Trails. Each has its own page, linked below.
In Waterview, the original tank is long past its life, so the job is a replacement with code updates, and the Waterview page explains them. In Liberty Grove, a 6- to 8-year-old tank wants a yearly flush and a label check, and the Liberty Grove page has the numbers. In Trails at Cottonwood Creek, the question is sizing to published plans from 1,731 to 3,765 square feet, and the Trails page works through them.
In every case the first step is the same: read the label and write down the date.
Tell us your community and the date on the label and you get an estimated range on the call.
A 2001 house and a 2026 house on the same side of the park drink the same water, supplied by NTMWD at roughly 7 to 10 grains of hardness per gallon in the tables we found. That is why an older tank's scale is a question of years in service, and a new tank's is a question of starting the yearly flush on time. The flushing guide has the steps.
The park sits within a mile and a half of five of our communities.

Like for like, a tank is estimated at $1,400 to $2,900, and $2,200 to $3,800 with attic access or code updates. Hybrid and tankless upgrades are estimated at $3,000 to $5,500 and $3,800 to $7,500. The saving from tankless is larger in the smaller homes, since the DOE's 24% to 34% applies to use of 41 gallons a day or less.
Our shop is 3.8 miles from the park in a straight line, and the quote comes in writing before the old heater is touched. The plumber is licensed through the Texas State Board of Plumbing Examiners, and we confirm Rowlett's permit rule for each address.

If it is the original from 2000 to 2005, yes: 21 to 26 years against the DOE's 10 to 15. Most houses have had at least one swap.
A tank from 2018 or 2020 is 6 to 8 years old, with 2 to 9 years left in the DOE range. A yearly flush helps.
